Rate of Pay: $45.76 per hour

Hours of Work: 70 hours bi-weekly

This role is pivotal in delivering a comprehensive array of property management services aimed at maintaining and enhancing the Corporation's residential assets. The incumbent will primarily oversee caretaker operations, facilitate tenant support services, coordinate maintenance activities, and manage capital planning while collaborating with fellow CRHC Property Managers. Effective communication and teamwork are essential to align with CRHC's objectives.

Key Responsibilities:

  • Supervise caretakers, including recruitment, orientation, and performance management, while providing leadership and guidance.
  • Assist caretakers in addressing maintenance and tenant-related concerns, engaging PM-Tenant and Community Services as necessary.
  • Manage contractor inquiries and oversee the development of work scopes, ensuring quality and compliance.
  • Coordinate maintenance tasks during tenant turnover and assign related responsibilities.
  • Conduct annual unit inspections, review caretaker reports, and provide necessary follow-up.
  • Process capital requests and manage budgetary amendments.
  • Perform site inspections to ensure compliance with safety regulations and general upkeep.
  • Prepare detailed maintenance reports for all facilities.
  • Identify complex maintenance issues for managerial review.
  • Participate in budget preparation and capital planning processes.
  • Oversee the management of abandoned properties in accordance with relevant legislation.
  • Address tenant complaints in line with tenancy agreements and applicable laws.
  • Represent the Corporation in arbitration hearings, applying knowledge of tenancy legislation.
  • Recommend enhancements to property management policies and procedures.
  • Ensure all operational manuals and policies are current and accessible.
  • Provide caretakers with necessary resources and training to perform their duties effectively.
  • Adhere to all organizational policies and standards.
  • Perform additional related duties as required.

Essential Skills & Qualifications:

  • In-depth knowledge of the Residential Tenancy Act and related housing management policies.
  • Strong understanding of facility management and maintenance practices.
  • Extensive experience in supervising tenant services within a property management context.
  • Excellent verbal and written communication skills, with a focus on customer service.
  • Proficient in problem-solving and decision-making, demonstrating initiative and sound judgment.
  • Strong organizational skills with the ability to prioritize tasks effectively.
  • Proficient in Microsoft Office Suite and property management software.
  • Knowledge of administrative procedures and relevant legislation.
  • Ability to work independently and collaboratively within a team.

Qualifications:

  • Diploma in a relevant field.
  • A minimum of 5 years of related experience.
  • An equivalent combination of education and experience may be considered.

Certifications:

  • Acceptable criminal record check.
  • Valid BC Driver's Licence.
