Job Description

As an Estimator for our client, a leading real estate development company, you will play a crucial role in preparing and managing construction estimates for residential projects. The ideal candidate will possess a strong background in construction estimating, excellent communication and negotiation skills, and a working knowledge of industry-standard software and contracts.

Key Responsibilities:
  • Estimate Preparation: Prepare detailed estimates for residential construction projects, including obtaining design drawings and sketches, developing schedules, and creating spreadsheets to list model types and costs.
  • Contract Pricing: Prepare contract pricing for use in determining sale prices of models, and assist in providing take-offs for project cost estimates.
  • Scope of Work: Prepare scope of work for each trade, outlining every responsibility and the builder's standard construction procedures for safety, building code, and warning clauses.
  • Tendering Packages: Prepare completed tendering packages, including cover letters, scope of work, quotation analysis spreadsheets, and complete sets of working drawings.
  • Sub-Contractor Management: Prepare sub-contractor bidder lists, assign numbers to each bidder, and compare budget amounts to actual amounts from quotations.
  • Budget Monitoring: Monitor budgets in regards to expiry dates and inform accounting and department heads when costs are good until, adjusting costs as needed to complete sites within budget.
  • PO Coding: Code all purchase orders as required for sites and décor centers.
Requirements:
  • Education: Post-secondary diploma or degree in a construction-related field.
  • Experience: 3 to 5 years of experience as an Estimator in low-rise residential construction.
  • Skills: Working knowledge of Newstar, excellent communication and negotiation skills, good knowledge of building contracts and tender packages, and proficiency in Microsoft Office, particularly Excel.
