Position Overview

The role of the Property Manager is crucial in supporting and facilitating the management of commercial real estate in alignment with established Management Agreements. This position encompasses all facets of daily property operations, including financial management, tenant relations, maintenance, security, cleaning services, landscaping, and snow management. The Property Manager addresses tenant inquiries and service requests, as well as oversees preventative maintenance initiatives. Additionally, this role assists in the formulation of the annual budget, reporting, capital planning, and the financial performance of the property.

Key Responsibilities

  • Foster positive relationships with tenants through professional and effective communication, ensuring that tenant expectations and landlord standards are consistently met.
  • Deliver exceptional tenant service by responding promptly and courteously to tenant requests and issues, generating work orders for vendors or maintenance staff, and following up to ensure satisfactory resolution.
  • Act as the primary liaison for tenants, ensuring that all construction activities and landlord operations are well-coordinated and managed in accordance with lease obligations.
  • Collaborate with the property management team, tenants, vendors, contractors, and senior management to address operational challenges and implement new initiatives.
  • Manage all relevant tenant communications effectively.
  • Ensure compliance with fire, life, health, and safety regulations within the building.
  • Share responsibility for maintaining the property’s presentation, ensuring a top-tier image is upheld at all times.
  • Assist in the management of ongoing resources and financial performance.
  • Coordinate meetings with tenants and stakeholders.
  • Support the development and implementation of initiatives aimed at enhancing tenant and owner relations.
  • Lead and mentor property management staff.
  • Achieve organizational goals by taking ownership and exploring opportunities to add value to job performance.
  • Oversee the inspection and audit processes for services rendered.
  • Manage and report on non-conformances and critical incidents.

Knowledge and Skills Required

  • Completion of a community college diploma or equivalent training (e.g., CPM, RPA, FMA).
  • Five to ten years of relevant experience in Commercial Real Estate Property Management.
  • Proficient communication skills, both verbal and written, with peers, management, and clients (bilingual in French and English is an asset).
  • Strong proficiency in MS Word, PowerPoint, Outlook, and Excel.
  • Possession of Security Level 2 clearance.

Licenses and Professional Accreditations

  • CFM through IFMA.
  • CPM through the Institute of Real Estate Management.
  • FMA Designation through BOMI.
  • RPA through BOMI.
