Role Overview:

The primary responsibility is to ensure all building systems operate at peak efficiency and maintain the facility in excellent condition to fulfill client expectations for a fully operational environment.

This position is full-time and may involve on-call duties and emergency response outside standard working hours.

Key Responsibilities:

Conduct troubleshooting and repairs for maintenance and upkeep of systems, including but not limited to, replacing belts and filters, performing lubrication, minor part replacements, and troubleshooting minor mechanical/electrical issues in compliance with local electrical, fire, and safety regulations to keep systems in optimal condition and prevent significant repair costs; Safeguard company property against loss from theft, fire, liability claims, and legal actions by adhering to all health, safety, and security protocols and promptly reporting areas of concern to mitigate risks; Oversee central plant operations and related equipment, including water treatment, by regularly checking major mechanical controls to ensure a comfortable environment for clients; Perform inspections of all central and Life Safety equipment, which includes regular testing of fire protection devices and auxiliary/emergency power systems, reporting any issues or unusual findings to management to minimize potential damage and repair costs; Address client inquiries regarding HVAC, electrical, plumbing, and general maintenance issues by providing solutions or recommendations to lower repair expenses and maintain high customer service standards; Carry out general maintenance of all mechanical, electrical, and HVAC systems, including but not limited to chillers, boilers, heat pumps, air conditioning units, emergency generators, and VAV systems; Maintain logs and reports of mechanical systems on a daily, weekly, monthly, and annual basis as required; Assist in developing and implementing the preventive maintenance program, ensuring minimal disruption to building services; Perform additional duties as assigned.

Qualifications:

High School Diploma is mandatory; Building technician certification and/or instrumentation and control certification; Third Class Power Engineer License is required; Enrollment in SMA or SMT (BOMA) is advantageous; Relevant experience in physical plant operations, HVAC, and related systems, preferably in an office or mixed-use environment; Comprehensive knowledge of general maintenance practices, current technologies, electrical/mechanical systems, and blueprint interpretation; Proven mechanical skills.
