We are seeking a highly experienced and skilled professional to lead our property management division as the Senior Property Management Director. This is a key leadership position that will play a critical role in driving the growth and success of our property management business.
Key Responsibilities- Develop and execute the strategic direction of our property management division, aligning with the company's overall business objectives.
- Lead the operations strategy for all new development sites, ensuring maximum financial performance and efficient management of resources.
- Maximize cash flow, grow brand awareness, and enhance company value through the development and execution of new strategic initiatives.
- Maintain the physical integrity of all properties, ensuring compliance with regulatory requirements and industry standards.
- Procure and maintain necessary licenses, and manage relationships with governmental authorities.
- Oversee business operations and activities to ensure success, including managing property tax appeals and negotiating major service contracts.
- Build and maintain strong relationships with stakeholders, including shareholders, counterparties, and external partners.
- Review and analyze annual operating budgets and long-range capital budgets for each property, identifying areas for improvement.
- Evaluate property performance against established budgets, and work with the corporate team to develop and implement corrective actions.
- Prepare annual business plans, including financial and non-financial projections and performance goals at the individual property and corporate levels.
- Identify opportunities for process improvement and lead the execution of training directives to enhance team performance.
- Plan and facilitate regular meetings with Regional Managers to discuss best practices and share knowledge.
- Monitor local market trends and develop new curriculums, standards, or education programs to enhance team skills and knowledge.
- Review customer service surveys and feedback, making recommendations for improvement.
- Participate in resident events and coordinate marketing objectives to drive growth and engagement.
- Implement and manage brand guidelines and marketing initiatives to enhance the company's reputation and visibility.
- Lead the Property Management team, providing oversight, mentorship, coaching, and training to ensure team members have the skills and knowledge needed to succeed.
- Collaborate with Human Resources to forecast team requirements, recruit, and onboard new team members.
- Manage team performance and execution, ensuring alignment with company objectives and goals.
