Position Overview:

The Development Manager will oversee a variety of real estate development initiatives, guiding projects from initial concept through to final execution. This role involves taking charge of the planning, implementation, and successful delivery of one or more real estate ventures while actively managing due diligence for prospective development opportunities.

Key Responsibilities:

  1. Lead the formulation of development strategies for new initiatives and oversee the progression of all planning and development stages, from post-acquisition to construction commencement, including any necessary planning activities during and after construction related to condominium registration and finalization.
  2. Provide strategic guidance and direction while navigating municipal approval processes, including but not limited to Official Plan Amendments, Zoning By-Law Amendments, Draft Plans of Subdivision, Draft Plans of Condominium, Site Plan Approvals, Committee of Adjustment Applications, Minor Variance Applications, and securing all essential construction permits.
  3. Collaborate with the Marketing and Product Development Teams to gather insights on project design, target demographics, market conditions, and unit configurations.
  4. Maintain and analyze data regarding municipal development fees, charges, and incentives.
  5. Engage and retain the services of architects, engineers, and other relevant consultants as needed for each project.
  6. Oversee the daily operations of multi-disciplinary consultants and project teams to ensure objectives are achieved.
  7. Develop and monitor project budgets for soft costs and cash flow projections.
  8. Create and manage project timelines, identifying risks and opportunities to meet targeted sales launches and construction start dates.
  9. Provide consistent updates on project status, milestones, and deliverables.
  10. Act as the representative for the owner in various meetings, including those with partners, consultants, community stakeholders, municipal staff, public consultations, and vendors.
  11. Establish and nurture relationships with municipalities and other regulatory bodies.
  12. Continuously collaborate and communicate with various internal departments based on project requirements.
  13. Lead, mentor, and co-manage the work of Coordinators, Assistant Managers, or Managers, ensuring high-quality output and fostering their ongoing engagement and professional development.
  14. Support licensing and application processes as required.
  15. Facilitate the transfer of project information to the construction team with comprehensive documentation.

Qualifications:

  1. A Bachelor's degree in a real estate-related field such as urban planning, architecture, civil engineering, or a similar discipline is required.
  2. A minimum of 5 years of relevant experience in real estate development, particularly in managing low, mid, and high-rise projects; preference will be given to candidates with extensive knowledge and experience in residential development across various stages.
  3. Demonstrated leadership and project management capabilities, with the ability to prioritize multiple projects, relationships, tasks, and deadlines effectively.
  4. Comprehensive understanding of the real estate development sector, including planning, design, and construction.
  5. Ability to interpret and analyze legal and regulatory policy documents pertinent to the planning and development process.
  6. Strong interpersonal and communication skills, both written and verbal, with a focus on building relationships.
