Key Responsibilities:
The Assistant Site Superintendent plays a crucial role in aiding the Site Superintendent, emphasizing process efficiency through a prompt and effective site program to meet the developmental goals and objectives.
Your Responsibilities Will Include:
- Reviewing and planning project specifications;
- Assisting in the creation of construction schedules and site management strategies;
- Preemptively reviewing site setups, including enclosures, offices, access, and utilities;
- Monitoring and implementing strategies to adhere to schedules;
- Ensuring proper housekeeping and maintenance of the site management plan;
- Upholding site safety protocols across all parties throughout the construction timeline;
- Coordinating activities among trades and suppliers;
- Maintaining detailed daily logs and facilitating effective site meetings;
- Establishing and sustaining a quality control program through the use of mock-ups at all construction phases;
- Implementing measures to guarantee accuracy and quality control for all in-suite finishes and upgrades;
- Verifying the accuracy of all trade progress certificates;
- Ensuring trades maintain updated 'As Built' documentation, commissioning, occupancy, and warranty programs;
- Coordinating with governing authorities and consultants to secure the necessary occupancy permits;
- Collaborating with trades and consultants for timely commissioning of all equipment;
- Overseeing a construction inspection and deficiency rectification program prior to the in-suite Pre-Delivery Inspection (PDI);
- Assisting management in acquiring and validating all 'As Builts' and manuals from trades;
- Conducting monthly budget reviews with management;
- Continuously seeking cost-effective alternatives to enhance financial performance;
- Preparing and submitting construction project budget estimates;
- Planning, organizing, directing, controlling, and evaluating construction projects from inception to completion in accordance with schedules, specifications, and budgets;
- Developing construction schedules and milestones, monitoring progress against established timelines;
- Drafting contracts and negotiating modifications, changes, and additions to agreements with architects, consultants, clients, suppliers, and subcontractors;
- Creating and implementing quality control programs;
- Representing the company in business services and union contract negotiations;
- Preparing progress reports and issuing schedules to clients;
- Overseeing the procurement of building materials and land acquisitions;
- Hiring and supervising subcontractors and junior staff;
- Ensuring compliance with Minto's Health and Safety Program, Occupational Health and Safety Act, and WSI Act;
- Participating in required Health and Safety training;
- Ensuring all employees receive the necessary training to perform their duties and report workplace hazards/injuries promptly;
- Guaranteeing that all new workers undergo a workplace-specific Health and Safety Orientation.
Additional duties may be assigned as per management's request, within the scope and spirit of the role.
Educational Requirements: A College Diploma in Construction Management or a related field is required.
Experience: A minimum of one to two years of relevant experience in residential construction is necessary.
Required Skills and Knowledge:
- Proficiency in computer applications, particularly MS Office Suite, is advantageous;
- Strong interpersonal and communication skills (listening, verbal, and written);
- Excellent customer service abilities;
- Conflict resolution capabilities;
- Attention to detail;
- Relationship-building skills with a broad network of contacts, including staff, trade partners, inspectors, and suppliers;
- Organizational and time management proficiency;
- Comprehensive knowledge of Ontario Building Codes, Energy Star guidelines, and Health & Safety Regulations.
