Maintenance Oversight Duties

In-depth knowledge of all maintenance systems (including pumps, emergency generators, HVAC, boilers, chillers, swimming pools, and sprinklers) Coordination of month-end responsibilities, including pre-inspections and scheduling contractors and staff for unit turnovers Supervise contractors for fire and life safety systems to ensure compliance with maintenance and repair standards Assist management with the execution of the annual capital plan and identify current or future maintenance needs Oversee staff, service providers, and contractors, ensuring quality of work Review and authorize contractor invoices for completed services

Customer Relations Duties

Ensure resident concerns and service requests are addressed promptly Foster a friendly and community-oriented atmosphere Engage with residents in a professional and approachable manner Strive to exceed resident service expectations

Leadership & Training Duties

Conduct interviews and provide hiring recommendations Deliver comprehensive orientation and training for new and existing staff Promote an environment that encourages ongoing staff development and a strong customer service ethos Establish and monitor staff schedules in line with corporate guidelines Manage staff performance, including conflict resolution and disciplinary actions Understand annual budgets and operational plans

Safety & Emergency Responsibilities

Adhere to fire safety and life safety regulations, maintaining logs and conducting fire drills Possess extensive knowledge of emergency procedures and ensure staff are well-informed

Cleaning Oversight Duties

The Facilities Operations Supervisor is responsible for managing and scheduling staff to maintain cleanliness standards throughout the property. Additionally, they may be required to perform the following:

Exterior Responsibilities

Snow and ice management, salting of entrances and walkways, and maintaining snow removal records Management of waste and recycling bins General upkeep of underground garages and service areas Watering of gardens and lawns Regular inspection of the property for cleanliness and safety

Interior Responsibilities

Cleaning of common areas (lobbies, elevators, hallways, etc.) Maintenance of amenity areas (laundry rooms, recreation rooms) Dusting and cleaning of safety equipment Upkeep of waste disposal areas Knowledge of safe handling of cleaning materials

Vacant Units

Comprehensive cleaning of all surfaces and appliances Minor repairs as needed Removal of waste and outdated appliances

Required Skills and Experience

Experience in residential property management or related fields Strong customer service and interpersonal skills Excellent communication abilities Leadership skills to train and motivate staff Professional appearance and demeanor Basic computer proficiency Capability to perform minor repairs and familiarity with mechanical systems Proven cleaning skills Ability to lift and manage heavy objects as needed
