About the Role

The Facilities Maintenance Specialist reports to the General Manager, Maintenance Manager, or designated representative and is tasked with overseeing daily maintenance operations to ensure the smooth functioning of the community. This role is essential in maintaining the safety and security of all residents, staff, and visitors.

Responsibilities

Responsibilities include, but are not limited to:

Routine Maintenance, Repairs, and Enhancements:

1. Conducts inspections of all equipment, logs operational conditions daily, diagnoses issues, and recommends necessary replacements or upgrades to the Manager.

2. Monitors alarm, call, and security systems, maintaining daily logs.

3. Schedules and oversees service work in the absence of the Maintenance Manager.

4. Performs general repairs on electrical, plumbing, and other building systems, in line with the skills of an experienced maintenance professional.

5. Available for emergency call-ins as needed.

6. Maintains a schedule for painting and touch-ups.

Environmental Management:

1. Implements snow removal and de-icing procedures either directly or through contracted services as directed.

2. Supports pest control initiatives.

3. Ensures work and storage areas are organized and safe.

Fire & Life Safety:

1. Participates in fire safety drills and adheres to fire safety regulations.

2. Executes all repair and maintenance tasks safely, complying with relevant safety regulations.

3. Maintains a secure environment for residents, families, and staff through:

accident prevention,

knowledge of emergency protocols,

safe handling of supplies and equipment, and

prompt reporting of necessary repairs, along with adherence to infection control measures.

Maintenance Oversight:

1. Keeps a detailed log of daily activities, general repairs, and both scheduled and unscheduled maintenance tasks on all equipment.

Team Collaboration:

1. Provides guidance or assistance to staff operating community equipment.

2. Takes initiative in enhancing knowledge and skills relevant to the maintenance role.

3. Actively engages in the orientation of new staff, community programs, meetings, committees, and educational in-services.

4. Works collaboratively and positively with all team members and supervisors.

5. Maintains a professional appearance, wearing clean and safe attire.

6. Utilizes rubber-soled, steel-toed safety footwear when necessary.

7. Performs additional related duties as required.

Qualifications & Skills:

1. Minimum of 1 year of experience in building or community maintenance.

2. Proficient in general tasks related to painting, plumbing, carpentry, electrical systems, heating systems, and gardening.

3. Familiarity with safety regulations and best practices.

4. Basic computer skills, including Microsoft Office and various maintenance software.

5. Proven ability to prioritize and organize maintenance schedules and workload.

6. Strong communication skills to interact professionally with residents, staff, visitors, and contractors.

7. Successful candidates must pass a vulnerable sector Criminal Record Check in accordance with provincial guidelines.

8. Capability to push, pull, stoop, crouch, lift, and carry up to 50 lbs. Must be able to work with cleaning agents and equipment.

9. Ability to work independently and follow instructions with minimal supervision.

10. Proficient in reading, writing, and speaking English, with the ability to understand verbal and written instructions.
