POSITION OVERVIEW

The Senior Property Manager role is integral to the effective management of commercial real estate, adhering to established agreements. This position encompasses all facets of daily operations for a diverse property portfolio, including office and mixed-use developments, with minimal travel requirements. Key responsibilities include leadership of the property management team, financial oversight, tenant and client engagement, contract management, and execution of capital projects. The Senior Property Manager addresses tenant concerns and service requests while ensuring preventative maintenance is conducted. Additionally, this role involves assisting in the formulation of the annual budget, reporting, capital planning, and monitoring the financial performance of the properties.

PRIMARY RESPONSIBILITIES

  • Foster strong tenant and client relationships through professional and responsive engagement, ensuring alignment with tenant expectations and landlord standards.
  • Deliver exceptional tenant service by promptly addressing requests and issues, coordinating with vendors or maintenance personnel, and following up to confirm satisfactory resolutions. Ensure 24-hour emergency coverage as necessary.
  • Serve as the primary tenant liaison, ensuring seamless coordination of tenant construction activities and landlord responsibilities in compliance with lease agreements.
  • Collaborate with property teams, tenants, vendors, contractors, and senior management to address operational challenges and implement new initiatives.
  • Manage all relevant tenant communications effectively.
  • Ensure compliance with fire, life, health, and safety regulations within the building.
  • Share accountability for maintaining a premier image of all managed properties.
  • Assist in the maintenance and financial performance of ongoing resources.
  • Organize tenant and stakeholder meetings as needed.
  • Contribute to the development and execution of strategies to enhance tenant and owner relations.
  • Lead and nurture a diverse team within property and operations management.
  • Drive organizational goals by taking ownership and identifying opportunities to enhance managed assets.
  • Oversee inspection and audit processes for service delivery.
  • Manage and report on non-conformances and critical incidents.

REQUIRED SKILLS AND QUALIFICATIONS

  • Strong financial acumen with experience in property accounting and reporting.
  • Relevant education such as a community college diploma or equivalent training (e.g., CPM, RPA, FMA).
  • Over ten years of direct experience in Commercial Real Estate Property Management.
  • Proficient communication skills in both French and English, both written and verbal.
  • Solid working knowledge of MS Word, PowerPoint, Outlook, and Excel.
  • Familiarity with RFP and Federal Government procurement processes is an asset.
