Job Description

Summary: The Manager, Residential Operations (MRO) will oversee the day-to-day operations, maintenance, and tenant relations for a single property. This role is responsible for ensuring the efficient management of building operations, adherence to budgets, vendor coordination, and regulatory compliance. The MRO will act as the primary point of contact for all on-site activities, ensuring a safe, well-maintained, and welcoming environment for tenants and visitors.

What you'll get to do:

1. Supervise and provide leadership to on-site team members, including maintenance and administrative staff, ensuring smooth operations.
2. Regularly inspect common areas, building exteriors, and landscaping to ensure high standards of upkeep.
3. Act as the primary liaison for tenants, ensuring timely communication and resolution of concerns. Foster strong relationships to enhance tenant satisfaction.
4. Oversee and coordinate routine maintenance, emergency repairs, and preventative upkeep; Coordinate with stakeholders to stay informed about the replacement of major capital items.
5. Schedule, monitor, and verify the completion of work by third-party vendors. Approve invoices for services required to maintain the property.
6. Understanding of property budgets, monitor operating expenses, and implement cost-saving measures. Ensure the property meets financial performance goals and analyze variances as needed.
7. Ensure the property adheres to all relevant regulations and safety standards. Implement protocols to maintain a safe and compliant environment.
8. Stay updated on new technologies and systems related to property management. Identify opportunities for process improvements and cost reductions.
9. Prepare reports, participate in meetings, and provide insights or recommendations on building operations and processes.
10. Perform additional responsibilities as assigned to support property goals and objectives.

Who you are:

1. Minimum five (5) years property management experience in residential high-end properties.
2. Graduate and/or certificate/degree in business administration, real estate finance, CPM, IHM or related field.
3. Knowledge of applicable provincial and municipal legislation including the Residential Tenancies Act.
4. Computer literacy, including effective working skills of MS Office, and knowledge of Yardi.
5. Prior managerial experience required.
6. Sound leadership, staff management, and teambuilding skills.
7. Effective written and verbal communication skills as well as presentation skills.
8. A well-defined sense of diplomacy, conflict resolution, and people management skills.
9. Highly flexible, with solid interpersonal skills that allow one to work effectively in a diverse working environment.
10. Able to build and maintain lasting relationships with corporate departments, key business partners, and stakeholders.
11. Ability to follow through and complete overlapping projects.
12. High degree of resourcefulness, flexibility, and adaptability.
13. Strong customer service and troubleshooting skills.
14. Valid driver's license required.
