**About the Position**

The Maintenance Team Leader provides day-to-day leadership for a team of five maintenance workers and is responsible for the coordination and delivery of effective and efficient maintenance services for 324 supportive living and apartment suites in Westlock, Clyde, and Jarvie.

**People Leadership**
- Responsible for coaching and mentoring a team of five full-time maintenance workers.
- Conducting formal performance reviews and regular check-ins.
- Ensures that maintenance workers are aware of expectations and are accountable for delivery of high-quality maintenance services.
- Conducts performance conversations and as needed disciplinary action.
- Conducts interviews and onboarding for new maintenance workers.
- Reviews and communicates crew performance and provides support as needed.
- Actively leads safety awareness through effective toolbox talks and safety discussions.
- Holds weekly maintenance team meetings.
- Identifies training and professional development opportunities for maintenance workers.
- Develops a climate which encourages the participation and involvement of all employees.

**Maintenance Operations**
- Management of daily maintenance activities to ensure timely completion of maintenance tasks and to control costs (labour and materials).
- Develops maintenance routines and practices that are effective and efficient.
- Ensures preventative maintenance compliance to ensure standards are maintained for resident comfort and safety.
- Plans, schedules, and manages maintenance activities and workloads of maintenance workers.
- Monitors work quality by frequently visiting sites and jobs in progress. Uses visits as teaching and development opportunities for maintenance workers.
- Sources replacement parts and components for building systems and equipment.
- Conducts suite turnover inspections, prepares work orders and completion schedules.
- Coordinates contractors/trades people as needed for repairs to HVAC and commercial kitchen equipment.
- Conducts scheduled and unscheduled audits of preventative maintenance program checklists to ensure that building systems are in good working condition.
- Distributes work orders directly to those assigned to perform the task.

**Financial**
- Participates in the development of the department operating budget and capital budget.
- Monitors budget performance and adjusts as needed to correct variances.
- Orders supplies and materials. Issues purchase orders and work orders.

**Workplace Health and Safety**
- Promotes employee safety, ensuring hazard assessments, controls and safe work practices are implemented and observed.
- Conducts planned and unplanned workplace/area inspections.
- Provides or coordinates training to ensure maintenance workers are competent and safe in the use of equipment and chemicals.
- Actively promotes a compassionate safety culture.

**What you need to be successful**
- Strong background in residential and commercial maintenance, Property Manager or Administrator experience; or
- Journeyman certification in electrical, plumbing and HVAC; or
- Five or more years of work experience as a maintenance worker.
- Two or more years of experience managing or leading teams of three or more members with strong mentoring and communication skills,
- General knowledge of plumbing, mechanical, electrical, and building management systems. Proficient computer skills in Office 365. Experience with YARDI® is an asset.
- Positive attitude, effective communication skills and a strong customer focus.
- Ability to manage competing priorities and workload.
- Clear Criminal Record Check.
