Commercial Property Manager

We are seeking an experienced Property Manager (“PM”) who will oversee a mixed portfolio of real estate properties in Alberta. The PM will be responsible for ensuring performance and financial targets are met while achieving maximum owner satisfaction and providing an exceptional tenant experience.
The PM will pursue a combination of proactive and reactive objectives to optimize property level results for the company’s owner customers and their tenants.
The PM’s tasks will be determined by established annual, monthly, and weekly schedules, in conjunction with weekly team planning meetings. In addition, tasks associated with urgent property and tenant level priorities are part of the PM’s weekly obligations.
Working as part of a small team, the PM will report directly to the Broker / Company President.
**Duties include**:
**1. **Availability for Emergency Call Outs on a rotating schedule basis
**2**. Manage Property Vendors
- Sourcing - Vetting vendors and negotiating contracts
- Maintenance (work order) supervision
- Oversee renovation / repair projects where necessary
**3. **Supervise / coordinate third party property inspections as needed
**4.** Complete property level inspections as per established internal schedules
- Ensure properties maintain a clean and attractive appearance
- Identify property risks including security, building envelope issues, structural weaknesses
**5.** Work closely with admin and accounting staff to maintain property records including:
- Vendor management
- Lease/tenant information
- Maintenance records
- Property budgets
- Manage operating expenses, including insurance and property taxes
- Ensuring compliance with lease agreements
- Recording of all PM activities in dedicated property management software.
**6. **Provide monthly property reports including financial reports to the owners.
**7. **Coordinate and attend annual tenant meetings.
**8.** Coordinate and attend annual owners’ meetings per property including prep, assisted by admin.
**9. **Facilitate leasing, lease renewals as required.
**This is a developing role within the company and other duties and responsibilities will emerge as the projects continue to progress**

**7. ** Solid knowledge of various building structures and a variety of building operating systems.
**8.** Practical understanding of budgets vs actual, inclusive of working knowledge in excel spreadsheets
**9.** Basic competency and literacy in commercial lease documents.
**To be considered for this position, you must meet the following essential requirements**:
- High School diploma, or GED
- Very Proficient in Microsoft Office Suite
- Alberta Class 5 Operator’s License
- Have a personal reliable vehicle that can be utilized for work, truck or van preferable
- Satisfactory police record check
**Eligibility Qualifications**:
- Real Estate Council of Alberta (Property Management) licensed
- Commercial Property Management Experience: 2 years Preferred
**Salary**:
- Competitive compensation offered, based on qualifications and experience of the successful applicant
