Allied is looking for an
**Assistant Property Manager (Retail) **to join our team at The Well.

Located at Spadina and Front, The Well brings together three million square feet of retail, office, and residential space constructed over 7.7 acres. **What will you do?**:

- Support the preparation and administration of the annual operating budgets.
- Assist with review and delivery of year-end recovery adjustments in accordance with lease requirements and deadlines.
- Review lease workflow to ensure accuracy and completeness of lease abstract and recovery methodology.
- Report periodically to management on the status of each property.
- Perform site and tenant inspections.
- Manage tenant requests and emergency situations.
- Complete Annual Tenant Meetings.
- Assist in the LEED and WELL certification processes.
- Assist in the IMIT Grant program.
- Review of payables to ensure accuracy and completeness.
- Oversee tenant improvement and/or landlord’s work, as required.
- Provide a high level of customer service to all clients, colleagues and users requiring assistance.
- Coordinate, collect and report on the collection of all tenant rental payments.
- Prepare reconciliation of tenant accounts.
- Review proposed annual billings from accounting for accuracy.
- Manage purchase orders and coordinating work with tenants and ensure accurate billing of work.
- Assist with event coordination and administration.
- Maintain, track and report on work order status in maintenance reporting software system.
- Complete assigned duties with respect to Allied’s Sustainability Well Being Program.
- Assist with the launch of The Well’s Occupant Engagement Program.

**What are we looking for?**:

- College or University Degree in a related field.
- At least 3-5 years of experience in the property management industry with administrative and financial responsibilities.
- RPA designation completed or in progress an asset.
- Class A building experience preferred.
- Excellent verbal and written communication skills.
- Strong communication and interpersonal skills, including a proven ability to build relationships.
- Ability to work in a fast-paced environment.
- Knowledge of Yardi is an asset.
- Experience in accounting, budgeting and building systems.
- Responsiveness and an ability to anticipate client needs and commit to respond in agreed timeframes.
- Demonstrates resilience, passion and commitment to deliver and be accountable for results.
- An assertive self-starter with the ability to work independently under mínimal supervision.
- Strong computer skills, with a good knowledge of MS Excel and MS Word.
