**Job Summary**:
Reporting to the Project Manager, the Project Coordinator will play a vital role in supporting the management of commercial and condominium asset projects from inception to completion. Based out of Equium's Head Office in downtown Calgary, this role involves close collaboration with the Senior Operations Team, Property Management Team, contractors, consultants, and other stakeholders. The Project Coordinator will ensure that projects are executed efficiently, stay within budget, and meet the high standards expected by our clients and ownership groups.

**Key Responsibilities**:

- Project Planning and Coordination:_
- Assist in developing comprehensive project plans, budgets, and timelines.
- Support the creation of project strategies that align with Equium Group's objectives and client expectations.
- Help identify and mitigate potential project risks and issues.
- Assist in streamlining process and procedures.
- Help identify areas of opportunity.
- Stakeholder Communication:_
- Maintain effective communication with clients, investors, and internal teams.
- Assist in providing regular project updates and reports to stakeholders.
- Address and escalate any concerns or inquiries promptly.
- Budget and Cost Management:_
- Monitor project budgets, expenses, and financial performance.
- Assist in identifying cost-saving opportunities and efficient resource allocation.
- Contractor and Vendor Coordination:_
- Support the selection, hiring, and management of contractors, consultants, and other project-related vendors.
- Ensure that contractors adhere to project specifications, quality standards, and timelines.
- Ensure Contractors adhere to all applicable safety and waste management standards.
- Construction Oversight Support:_
- Assist in supervising construction activities to ensure compliance with plans and regulations.
- Coordinate inspections, approvals, and permits as required.
- Quality Control:_
- Support the implementation and enforcement of quality control measures.
- Assist in conducting inspections to verify work quality and adherence to Equium Group's standards.
- Timeline Management:_
- Monitor project timelines and milestones.
- Assist in adjusting schedules as needed to ensure on-time project completion.
- Legal and Regulatory Compliance:_
- Ensure that all projects comply with local, state, and federal All Applicable laws and regulations.
- Help obtain necessary permits and approvals.
- Documentation and Reporting:_
- Maintain accurate project records, documentation, and reports.
- Prepare and assist in the preparation of comprehensive project status reports for the ownership group on a regular basis.
- Post-Project Evaluation:_
- Assist in conducting post-project evaluations to identify areas for improvement and lessons learned.
- Use feedback and lessons identified to enhance future projects.

**Qualifications**:

- Bachelor’s degree in a related field or equivalent work experience.
- Proven experience in a project coordination or similar role in a fast-paced environment.
- Strong knowledge of project management principles, methodologies, and tools.
- Experience with project management software.
- Experience in commercial real estate and MURB projects is preferred.
- Familiarity with requirements management and documentation processes.
- Knowledge of Agile methodologies, such as Kanban or Scrum, is a plus.
- Excellent budgeting skills and ability to manage project finances effectively.
- Strong time management skills with the ability to prioritize tasks and meet deadlines.
