BUILDING MANAGER/CARETAKER/BOOKKEEPER

**Job Description**:
Summary of Duties

Reporting to the Society Board, the incumbent performs a variety of maintenance/cleaning and office related duties.

Specific

**Responsibilities**:
OFFICE DUTIES

1. Do all bookkeeping including government remittance, rent collection, deposits, invoice payments, bank reconciliation and budget reports, reporting to Society Treasurer and/or Board.

2. Handle all telephone inquiries and collect mail.

3. Set up Selection Committee Meetings as needed and record minutes of the meetings.

4. Do intakes on all incoming tenants ensuring that all paperwork required is processed prior to move-ins.

5. Keep tenant files as required and do annual rent subsidy reviews.

6. Assist the Society with all business requirements and clerical duties.

GENERAL

1. Monitor safety of the premises and quiet enjoyment of the residents.

2. Establish and maintain a good working relationship with tenants.

3. Act as a contact for emergency maintenance and warranty correction procedures and keep phone numbers for such services.

4. Maintain a tidy and appealing condition for the project premises.

ASSISTANCE TO TENANTS

1. Occasional assistance to tenants in routine problems such as: blocked toilets, leading faucets, temporary repair to broken doors/windows, etc.

2. Monitor the condition of individual yards and perform assistance as necessary.

GENERAL SERVICES AND REPORTING

1. Report all repairs to administrator or building committee.

2. Keep records of equipment required and on going servicing. Keep a record of short and long term repairs that are required.

3. Ensure contracted work is completed to the satisfaction of the society.

4. Assist the society with the annual interior unit inspections.

GROUNDS MAINTENANCE

1. Monitor the condition of the grounds on a regular basis.

2. Sweep and clean common areas such as the laundry room and hallways.

3. Regularly sweep and hose down sidewalks and parking lots as necessary.

4. Daily pick-up of waste paper and garbage around the grounds.

5. Minor maintenance of drains.

6. Monitor parking and ensure arrangements are maintained.

7. Clean garbage enclosures, phone for extra pick up when required.

8. Seasonal setting up of hoses for watering grass and shrubs; at the end of the season winterize and store equipment.

9. Ensure that contractors are secured for the following: a. Mow and trim lawns, fertilize and weed lawns and planted areas, re-seed lawns and replant shrubs as required; prune and shape shrubs. b. Keep walkways clear of snow c. Clean our gutters once or twice per year d. Paint units

CLEAN UNITS ON MOVE OUT - oversee and help a hired person

1. Vacuum and/or clean carpets depending on need, clean fridge, stove, cupboards, etc.

2. Adjust timers, minor paint touch-up, replace light bulbs, and minor carpentry repair.

3. Remedial landscaping clean up as required.

**Job Type**: Part-time
Part-time hours: 30 per week

**Salary**: $22.00-$27.00 per hour
