**Key Responsibilities**
- Maintain optimal occupancy rates, keeping a vacancy rate of 5% or less across all managed properties.
- Implement efficient marketing and tenant screening processes to fill vacancies promptly, with a goal of zero units vacant for over 45 days.
- Manage properties to ensure positive cash flow for property owners.
- Maintain effective rent collection strategies, minimizing tenants with overdue rent.
- Complete all property inspections promptly, with a focus on maintaining property quality.
- Respond to all maintenance requests within a 24-hour timeframe.
- Keep property loss to a minimum, less than 1%.

**Need-to-Haves**
- Previous experience in third-party residential property management.
- Ability to manage budgets and ensure positive cash flow.
- Excellent written and verbal communication skills.
- Customer-focused with a commitment to exceeding expectations.
- Attention to detail.
- Valid driver's license, reliable vehicle, and laptop for work purposes.

**Nice-to-Haves**
- Experience with property management software.
- Proven track record of managing low vacancy rates.
- Strong negotiation skills.
