We are hiring a **Property Manager** to join our Regina team. The successful applicant will succeed in a fast-paced, progressive career, enjoy working with people in a team environment, and provide outstanding customer service. Working collaboratively with the existing team and reporting to the Team Lead, Property Management, this is a full-time salary role designed to manage the customer experience and daily operations for one of Avana’s existing residential rental property portfolios and the associated residents.

**Key Responsibilities**:

- Promote, ensure, and maintain a positive resident experience throughout all resident touchpoints, in person to virtually, from initial contact, with possession, and through to the move-out.
- Finalize all necessary details with residents and execute lease agreements via DocuSign or similar software program.
- Complete professional management, acting as the ongoing primary point of contact for all residents, scheduling and executing walk-throughs, rent collection, arrears management, monthly review and submission of all related reports, and the implementation of existing plan to collect on delinquencies. Review of utility charge report on a quarterly basis.
- Ensure overall customer service, including implementation of seven (7), 30, and 90-day resident checks for newly acquired residents. Request of online reviews, including Facebook and Google reviews.
- Ensure you are well-educated and adhering to the provincial tenancy laws and regulations.
- Oversee maintenance requests managed by the Avana Maintenance Managers, including delegation and resident survey follow-up. Hire and provide maintenance staff with identified deadlines and ensure they are met. Gather quotes and gain approvals for all maintenance work.
- Oversee ongoing seasonal maintenance such as landscaping, snow removal, and regular cleaning of common areas (i.e. show suite) at the highest standard. Ensure portfolio properties are always well-maintained and visually appealing. Oversee quarterly suite inspections.
- Initiate new relationships with trades and gather pricing information to ensure Avana is receiving the best value. Maintain relationships with all trade partners/vendors.
- Schedule and maintain a shared calendar in accordance with upcoming lease renewals, move-in and move-out inspections, quarterly inspections, and Office of Residential Tenancies Hearings.
- Maintain accurate record of KPIs for monthly reporting, including existing resident retention client satisfaction and delinquency rates.
- Collaborate effectively with the Marketing and Communications Division on resident engagement, identifying opportunities by studying our target demographic and current market analysis.
- Implement and support the execution of seasonal incentive programs with the Rental Home Specialists.
- Attend and represent Avana at various community events and functions.

**Skills and Qualifications**:

- Class 5 Driver’s License with clean driver’s abstract.
- Possess great customer service, transparent communication, and strong engagement skills.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, with fantastic organizational, problem-solving, and time management skills. Ability to exercise tact and maintain confidentiality at all times.
- Be independent with the ability to be a team player.
- Marketing knowledge or experience would be considered an asset.
- Computer literacy is required. You will be required to use property management software as well as Google Workspace, Adobe, and Microsoft programs. Experience with Yardi is an asset.
- Proven experience in the real estate/property management industry is considered an asset.
- Preference will be given to applicants with a post-secondary education degree or equivalent experience in a related field.
