**Salary**: starting at $110,000 depending on experience + annual discretionary bonus

**Construction Manager Job Summary - Greater Toronto Area (GTA)**

Reporting to the EVP, the Construction Manager will manage all aspects of the project lifecycle for various construction initiatives for SmartStop Storage Advisors, LLC/Strategic Storage PM Canada, ULC d/b/a SmartStop Self Storage, within the Canadian portfolio.

**Essential Job Functions and Responsibilities**
- Assists in negotiating and issuing prime contracts, subcontracts and purchase orders.
- Performs all project’s contract administration in accordance with Company policies and procedures.
- Monitors project costs through change order and contract adjustment procedures.
- Assists in developing recovery strategy when project schedule or budget are in jeopardy.
- Reviews and updates schedule, cost forecasts and cash flow requirements with the Construction Manager biweekly and with the EVP of Canada monthly or when otherwise scheduled.
- Collaborates with the accounting department to ensure proper accounting coding, payments of progress draws, and recoverable costs.
- Coordinates all aspects of the project, from drawing coordination, scheduling and costs to the satisfaction of management.
- Establishes an effective working relationship with construction vendors, including but not limited to, each General Contractor’s construction manager, architects, and engineers.
- Resolves project disputes in a timely manner.
- Completes project closeout documentation for archiving or transfer to Operations.
- Follows up on deficiencies in a timely manner.
- Directs activities of construction administrative assistant.
- Coordinates with building officials and regulatory agencies, as necessary.
- General and administrative duties as required.
- Performs other duties as assigned.

**Qualifications Needed**
- Bachelor's degree in Engineering or Construction Management required.
- Additional designations and/or certifications a plus.
- A minimum five years’ direct experience required.
- Excellent verbal and written communication skills.
- Excellent organizational skills and attention to detail.
- Excellent time management skills with a proven ability to meet deadlines.
- Proficient in Microsoft Office Suite or related software.
- Thorough understanding of construction and technology methods.
- Ability to effectively multi-task while analyzing and solving problems.
