To support our continued expansion and development, we are actively searching for a Project Coordinator to join our team. This pivotal role is integral to our current operations and critical for facilitating anticipated growth.

**The Opportunity**

The Project Coordinator will play a vital role in supporting the VP of Development by assisting in the planning, execution, and oversight of site development projects. This position involves coordination across various stages of project development, from pre-development and site investigation to property turnover, as well as capital projects for existing properties. The Project Coordinator will work closely with internal teams, external consultants, and municipal bodies to ensure projects are completed on time, within budget, and to the required standards.

**Key Responsibilities**

**Pre-development & Site Investigation**
- Assist with site visits, gather data, and support due diligence efforts.
- Track and analyze construction pricing trends for project budgeting.
- Collect, review, and manage consultant contracts to align with project goals.
- Communicate project requirements to the design team; participate in design meetings.

**Development & Construction Management**
- Participate in site meetings to monitor progress and ensure timelines.
- Coordinate and document change orders and site instructions.
- Manage and organize construction and design documentation.
- Monitor project budgets and schedules for adherence.
- Assist in coordinating utility installations and critical infrastructure elements.
- Coordinate Capital Improvement projects for our existing Assets in collaboration with Property Management.

**Municipality Coordination**
- Prepare and submit documents for development and building permits.
- Coordinate with municipal staff; track security deposits for compliance.
- Facilitate communication with municipal bodies and stakeholders for timely progress.

**Financial Management**
- Review and process construction-related invoices for accuracy.
- Prepare monthly draws and organize financial documentation.
- Maintain financial controls and documentation for project integrity.

**Property Turnover**
- Review tenant improvement drawings to ensure specifications are met.
- Participate in inspections for tenant improvements, ensuring quality.
- Track tenant improvement milestones; manage chargeback items.
- Ensure smooth project transitions to property management, focusing on readiness and tenant satisfaction.

**Qualifications**
- Bachelor's degree in construction management, real estate development, business administration, or a related field.
- Minimum of 2-3 years of experience in project coordination, construction management, or real estate development.
- Strong organizational and communication skills.
- Proficiency in project management software and Microsoft Office Suite.
- Ability to multitask and manage multiple projects simultaneously.
- Knowledge of construction processes, regulatory requirements, and financial management principles.
