**About the Role**:
We are in search for an experienced Leasing Manager to join our growing IPP (Income Producing Property) team This role will be based out of our Downtown Vancouver office and onsite during new development lease up programs. The Leasing Manager will play a pivotal role in establishing and building our residential leasing program for newly developed residential properties. This individual will report directly to the Vice President, IPP and have frequent interactions with the Asset and Property Management teams. The Leasing Manager will be responsible for overseeing all aspects of leasing of the residential portfolio and participate, on an as-needed basis, in the commercial property portfolio.
**Key Responsibilities**:
- Manage and lead the complete residential tenant acquisition process.
- Lead the day-to-day leasing activities for a portfolio of legacy rental properties and newly launched purpose-built rental projects.
- Conduct informative property tours to potential prospects show casing each building’s Unique Selling Points (USPs) and amenities.
- Ensure excellent customer service to prospective and current residents and commercial tenants.
- Efficiently managing leasing documents, processing payments, and ensuring completion of move-in procedures.
- Leverage Yardi and relevant technology tools to track leads, maintain traffic reports and build a database of prospects.
- Conduct monthly visits to competitors’ properties and prepare comprehensive competitor surveys and databases to inform asset manager on market trends and competitive landscape. Translate learnings and takeaways into recommendations to the asset manager to optimize building operational and financial performance.
- Work closely with property managers and community managers to ensure move in’s are managed smoothly and that units ready for leasing are in a presentable condition.
- Work with asset manager to create leasing strategies to maximize occupancy and optimize revenue potential of new developments.
- Conduct training, facilitate regular meetings, and coach leasing consultants in order to obtain optimal performance during lease ups of new developments. Oversee and be responsible for overall leasing team’s progress in meeting set-out leasing velocity, achieved rents and occupancy targets.
- Submit daily, weekly, and monthly leasing reports as required.
- Participate and contribute to the preparation of monthly, quarterly and annual reporting, asset plans and KPI dashboarding.
- Take ownership in annual budgeting and reforecasting processes as it relates to providing informed and data-driven leasing assumptions to inform revenue assumptions.
- Other duties and / or procedures related to rental and administration of suites as assigned.
**Qualifications and Attributes**:
- College / University degree
- Minimum 4 years of experience in residential leasing.
- Active BC Real Estate license
- Strong verbal and written communication skills
- Exceptional customer service
- Yardi RentCafe & CRM experience an asset
- Flexible schedule with the availability to work weekends during project lease up
