**APARTMENT BUILDING SUPERINTENDENT: Live-In possibility**

Mid-rise 6 storey building near Glebe/Centretown

Experienced Superintendent required to assume responsibility for on-site maintenance and supervision of all building related matters: upkeep, repairs, systems, tenant inquiries, sub-trades and security.

**Duties**:
Daily building maintenance - cleaning, wiping down/mopping, vacuuming of common areas, laundry room, exterior grounds-keeping. Garbage bin movement in/out twice weekly for pick-up.

Perform ongoing routine maintenance and minor repairs, including plumbing, appliances, electrical, paint, drywall. Should possess working knowledge of building systems and required upkeep - boilers, fire and sprinkler, HVAC etc.

Respond to and address all tenant inquiries in a timely fashion. Arranging access to tenant locker room storage units, as requested.

Coordinate end of month turnover - comprehensive unit and appliance cleaning. Painting, major repairs and flooring are sub-contracted.

Occasionally conducting apartment viewings to potential prospective tenants.

Assessing repairs and maintenance issues and advising property manager of same - contacting sub-trades as deemed necessary.

Hours: Half to 3/4 days, 20 - 30+ hours/week, on call 24/7 for emergencies

Qualifications: Previous experience as building superintendent in equivalent work setting

Salary compensation: TBD pending live-in requirement or off-site residence

Provisions: If live-in, free apartment unit with utilities (heat/hydro/water). Free cable TV, parking and storage space included.

Job Start Date: May 27, 2024
