**Building Superintendant and Manager - OTTAWA**

''General building maintenance superintendent and manager'' perform tasks related to the general maintenance of buildings (commercial and residential) while managing the work and team. They execute repair work, maintain equipment and installations and perform preventive inspection of systems relating to building mechanics. The building superintendents employed are responsible for the full operation of the establishments and will supervise other workers and trades.
- Make adjustments and repairs to heating, cooling, ventilating, plumbing and electrical systems, flooring installation, drywall repairs, paint and contact tradespersons for major repairs
- perform other routine maintenance jobs such as painting and drywall repair
- maintain inventory of supplies and equipment and make minor purchases as required
- respond to requests from tenants for repairs
- organize the team to properly and promptly respond to all maintenance requests
- create relationship with tenants so that they feel comfortable and can rely on you
- report all issues with tenants to supervisor
- perform daily inspections on the building systems
- provide general assistance to skilled trade persons such as mechanics, electricians, carpenters and plumbers
- coordinate the preparation of units prior to the arrival of new tenants
- ensure that security and safety measures are in place in the establishment
- may advertise vacancies, show apartments and offices to prospective tenants and collect rent
- facilitate conversation between head office and tenants when needed
- supervise all work being done in building by tenants or third parties
- may move heavy furniture, equipment and supplies
- supervisor maintenance work while simultaneously working with them
- insure proper use of times of all workers
- insure cleanliness and proper upkeep of building (inside and outside) at all times
- regularly tour properties to ensure proper maintenance
- supervisor cleaning companies
- organize spot cleanings of certain areas of the buildings with maintenance worker team (trash pick-up, garage cleaning, lobby cleaning,..)
- understand the companies short or long-term intention for each building and work in the same direction for the maintenance of the property
- ensure that a person is on call at all times in the team (rotating schedule)
- know how to organize time

VACATION: 4 weeks per years

BENIFITS: Health Insurance

SCHEDULE: Full time Monday to Friday, on call on rotating schedule for emergency calls

**Salary**: 57,000 - 66,000$ annual

REQUIREMENT: needs a car, valid drivers license, minimum of 7 years experience as a superintendent

**Salary**: $57,000.00-$66,000.00 per year

Schedule:

- Monday to Friday
- Weekends as needed
