Colonnade BridgePort's continued growth and expansion has created an opportunity for a Residential Leasing Coordinator located in Ottawa.

**RESIDENTIAL LEASING COORDINATOR**

Reporting to the Property Manager and working closely with the Residential Property Administrator, the **Residential Leasing Coordinator **will ensure prospective residents receive consistently professional customer support to assist them through the entire process of leasing a new luxurious apartment within the heart of Westboro or Hintonburg. This includes ensuring that all aspects of the current project are explained to the purchaser on an ongoing basis, completing all related leasing documents in a thorough and timely fashion, supporting the day-to-day marketing and leasing functions, and assisting in the professional management of all properties in the residential portfolio.

**Requirements**:

- Overseeing marketing and leasing efforts to maximize the occupancy of the Properties.
- Demonstrating an all-inclusive understanding of pricing, floor plans, amenities, and other offerings the community provides while touring prospects.
- Utilizing creativity to prepare marketing plans and developing new strategies and programs designed to meet occupancy goals.
- Preparing daily and weekly leasing reports and pricing recommendations.
- Following-up on phone and internet inquiries from prospects and residents.
- Managing and reviewing all lease, guarantor and data entry processes.
- Generating and tracking traffic of prospective residents by utilizing effective marketing techniques.
- Conducting all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and traffic follow up.
- Serve as liaison between 3rd party Brokerage and the Company’s Development and Operations teams during residential lease-ups.
- Ensuring an adequate stock of professionally printed collateral and promotional items are on hand at all times.
- Monitoring and update all social media channels to promote the property.
- Operating marketing activities within the confines of the marketing budget, deviating only with prior approval.
- Understanding the needs and expectations of residents, prospective residents, clients, and vendors and exceeding their expectations.
- Maintaining a positive Property environment for both residents and staff and encouraging participation in events and activities.
- Assisting in mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences.
- Demonstrating professionalism, diplomacy, tactfulness - to generate a positive company image.
- Other duties as required.

**Qualifications**:

- 1-3 years previous sales experience required
- Bachelor’s degree in a related field is strongly preferred
- Prior experience in Property Management and the Residential Tenancy Act (RTA) would be considered an asset
- Experience with Yardi and other CRM systems would be considered an asset
- Bilingualism would be considered asset
- Valid Class G driver’s license
