**Position Summary and Objectives**:
The Project Manager, Construction reports to the Manager, Construction and is responsible for the construction and timely delivery of assigned projects. The project manager shall provide professional expertise and manage projects related to building design, engineering, construction, zoning, and other developments as the Partnership requires.

**Responsibilities**:
**Provide Superior Returns to our Investor**:
**Ensure efficient and effective capital project operations.**:

- Prepare cost estimates and budget updates
- Review Design, Tender, IFC, and approved building permit drawings
- Manage the design, permit acquisition, construction, and closeout of new development and major projects for all managed properties
- Manage major tenant build-outs and other leasehold improvements
- Guide operations managers and supervisors in planning, developing, and preparing for major capital projects for upgrades and reconstruction
- Participate with managers in bid review and pre-construction conferences associated with capital projects
- Confer with local, regional, and national agencies, vendors, contractors, and others regarding facilities maintenance, construction, health, safety, labour, and materials
- Ability to read, analyze, and interpret common scientific and technical journals, budget reports, and blueprints
- Perform research and stay current on local codes and facilities issues
- Prepare and present a wide variety of engineering reports, studies, and documents as needed

**Coordinate external contractors and service providers.**:

- Direct the work of the contractors on-site
- Develop and maintain a list of suggested contractors and consultants

**Deliver Excellent Services to Tenants**:

- Establish and maintain professional working relationships with the Property Management teams, tenants, Contractors and consultants

**Ensure Accuracy and Reliability of Financial Information for Projects, Working with Accounting**:

- Control expense commitments and develop expenditure procedures to adhere to budget guidelines

**Promote Environmental Sustainability in Building Operations and Construction**:

- Assist in the development and maintenance of the sustainability and energy management policies and programs including LEED and BOMA BESt strategies

**Perform other related responsibilities as requested from time to time**:
**Qualifications**

**Education**
- Post-secondary education in engineering, architecture, construction or project management

**Professional Experience**:

- Minimum 3 years of commercial construction, project management or equivalent experience.
- Strong background in technical areas of building design and construction
- Strong expertise in estimating, contracts, construction process/control, and managing commercial projects
- Knowledge of zoning regulations, building codes, and environmental codes
- Knowledge of building permits, inspections, and documentation processes
- Experience with Yardi construction manager is an asset
