Through this program, AHANS is a leader in the community working to find and implement impactful solutions aimed and reducing homelessness in our province. As a community led program, AHANS works with volunteer advisory boards to identify and fund solutions to reduce chronic homelessness. AHANS administers both the Designated Community Stream for Halifax Regional Municipality (HRM) as well as a Rural & Remote Stream that serves rural parts of Nova Scotia (outside HRM and CBRM). **About the Role**:Reporting to the Property Manager, you will be the main representative of our organization to our residents at our flagship development on True North Crescent in Dartmouth. True North Crescent is a townhouse style, net zero mixed rent affordable housing development constructed with the support of all three levels of government.

You will contribute to many aspects of front-line property management for the association, including leasing, maintenance, and tenant management.

Practically, the role includes:

- Ensuring the property has exceptional curb appeal. Activities could include:

- Mow lawns and maintain established gardens with the support of AHANS staff through spring, summer and fall months (frequency to be determined with PM and SOM)
- Salt walkways when needed in emergencies
- Check and clean/sort garbage areas prior to garbage pick-up
- Daily property walk-throughs (pick up garbage, etc.)
- Occasional cleaning of vacant units
- Provide all tenants a comprehensive orientation to their home and continued communication on leasing, maintenance and rules and regulations
- Perform unit showings to prospective tenants and annual unit inspections as required
- Ensure compliance with policies and procedures for tenants, contractors and staff on-site
- Daily inspections of the building for deficiencies, and submitting all work orders (including maintenance requested by other tenants) through the AHANS maintenance ticketing system
- Provide access to on-site contractors as needed
- Ensure all fire safety and life safety equipment is inspected and working as required. All deficiencies must be submitted through the AHANS maintenance system
- On-call coverage on a rotating basis with property management staff
- Additional duties as assigned

**Work Conditions and Physical Capabilities**: Some physical work, assisting maintenance & operations team when projects are taking place at property. Work on feet, moving around the property.

**Typical working hours**: Part-time, occasional work daily. Regularly scheduled evenings and weekends as part of a rotating schedule.

**Required education and experience**:

- Previous experience in a resident manager role considered an asset
- Access to a vehicle required (for on call schedule)
- Experience with customer relations
- Experience with maintenance & building systems
