The Resident Caretaker - Asst. Superintendent of Properties functions as the on-site member of our Organization for all tenant relations and building management services. Applicants should demonstrate their excellent interpersonal relationship building and conflict resolution skills to manage challenging tenant conflict issues and deal effectively with persons of all cultures and backgrounds, in particular, seniors and persons with disabilities. The applicant must not discriminate or treat differently any tenant/visitor/tradesperson.

Key Duties & Responsibilities

**Responsibilities to Columbus Homes/Superintendent of Properties**:
Advise Columbus Homes/Superintendent of Properties of security breaches or serious issues.

Assist in scheduling, and coordinating all trades, contractors, workmen and Inspectors on regular or significant projects under guidance from the Superintendent of Properties.

Coordinate with Columbus Homes/Superintendent of Properties to post notices, issue letters and enforce building policies.

Enforce the provisions of the Residential Tenancy Act and local city bylaws under guidance from the Superintendent of Properties.

Scheduling and showing vacant units.

Perform maintenance and repair duties at this property and at a second property which may include gardening and lawn cutting and trimming, seasonal maintenance such as snow removal, leaf removal etc. etc. as requested by Superintendent of Properties.

Collecting rents and processing coin laundry revenues and depositing same. Reporting same to Columbus Homes accounting department.

Other duties and responsibilities as determined by the Superintendent of Properties.

**Responsibilities to Tenants & Building**:
Handling residents’ queries and assisting them as required.

Available to respond to after hours, onsite emergencies and be able to mitigate further loss (ex: water shut offs).

Coordinate, monitor and assist move-in and move-outs for each tenant using the Condition Inspection Report.

Supervise and/or maintenance and upkeep of common areas as required.

Ensure that security and safety measures are in place in the establishment.

Familiarity with city bylaws and to keep the property operating in a safe, secure and trouble-free manner.

Organizing and tracking incoming/completed service requests from tenants.

Light handyman repairs (ie: toilet levers or flappers, door know/handle repairs, running toilets, replace burnt out light bulbs, patching, sanding, painting etc.

Preparing vacant suites for new tenants by completing necessary repairs, upgrades and/or cleaning and liaising with tradespersons if required.

Programming entry phones and cutting keys.

Regularly monitor the Property, facilities, structure, technology, systems, locked areas and common rooms, and lighting to identify any potential problems.

Requirement:
The Resident Caretaker - Asst. Superintendent of Properties must live on the property.

Expected start date: July 1, 2023

**Salary**: $4,000.00-$5,000.00 per month

Flexible Language Requirement:

- Monday to Friday
- Weekend availability

Ability to commute/relocate:

- Vancouver, BC: reliably commute or plan to relocate before starting work (required)

**Education**:

- Secondary School (preferred)

**Experience**:

- Handyman: 1 year (required)

**Language**:

- English (required)

Licence/Certification:

- Driving Licence (preferred)

Shift availability:

- Day Shift (preferred)
