1. The initial job title of the Employee will be the following: Real Estate

Development Associate

2. The Employee will be expected to perform and not limited to the following job duties:

- Marketing material preparation
- Conduct feasibility study and financial analysis
- Analyzing project proforma models and cashflow forecasts to evaluate

various development project and site selection scenarios
- Assist in the research and evaluation of feasibility of various development

projects and built-form for the highest and best use of projects
- Support development approvals, including Draft Plan of Subdivision, Official

Plan Amendment, Zoning Bylaw Amendments, Variances, Site Plan

agreement, Condominium Registration
- Review and consolidate comments on technical reports, drawings, and

and resource alignment
- Compile project files, track project progress
- Review invoices for accuracy and completeness to match consultant work

performed
- Support internal processes such as marketing, sales, transaction processing
- Prepare Request for Proposal for consultant and evaluate/recommend

consultant contract proposals
- Work with consulting team to achieve complete development approval
- Prepare and maintain project schedule, budget, cost tracking and other

financial record/reporting
- Attend public meeting and events where applicable
- Create and maintain databases of relevant past and current development

projects from industry
- Create and maintain internal databases
- Prepare and distribute reports to stakeholders
- Liaise with investors and provide periodic updates
- Other real estate development related work

2. The Employee agrees to be employed on the terms and conditions set out in this

act pursuant to the orders, advice and direction of the Employer.

3. The Employee will perform any and all duties as requested by the Employer that

are reasonable and that are customarily performed by a person holding a similar

position in the industry or business of the Employer.

4. The Employer may make changes to the job title or duties of the Employee

where changes would be considered reasonable for similar position in the

industry or business of the Employer. The Employee’s job title or duties may be

changed by agreement and with the approval of both the Employee and the

Employer or after a notice period.

5. The Employee agrees to abide by the Employer’s rules, regulations, policies and

practices, including those concerning work schedules, vacation and sick leave,

as they may from time to time be adopted or modified.

**Job Types**: Full-time, Permanent

Pay: $46,707.45-$88,054.74 per year

Additional pay:

- Bonus pay
