Your contribution
Under the supervision of the Vice-President, Expansion & Real Estate and working in collaboration with the US Expansion team, the Site Acquisition Specialist is responsible for identifying and evaluating markets for the expansion of new O’Reilly Automotive stores and/or the relocation of existing stores for the Ontario region. The Specialist will perform the analyses necessary to recommend the market/site. More specifically, he/she will accomplish the following essential functions:

- Visit, review, canvas, and evaluate markets to assist in determining the benefit of installing and operating one or more auto parts stores within a given area.
- Develop and manage a network of brokers to support the identification and negotiation of new sites.
- Determine the areas of each market where conditions are most conducive and favorable to the potential success of a company-owned retail auto parts store.
- Identify and investigate real properties meeting company store criteria and record/report the features and characteristics of each such property.
- Prepare and negotiate letters of intent for the acquisition or lease of targeted properties.
- Communicate with the VP of Expansion & Real Estate as needed the acquisition of a competitor to accelerate the entry in a market.
- Work with the VP of Expansion & Real Estate to develop financial projections to justify investments.
- Make site-specific recommendations to the VP of Expansion & Real Estate.
- Schedule trips with members of the Expansion Committee to seek approval of the identified sites.
- Transfer the property development process over to the Contract Specialist or Property Specialist for contract/lease negotiations.
- Participate in the Expansion Committee Acquisition Meeting to gain final unanimous approval.

Your qualifications ?
- Secondary school diploma (DES)
- A minimum of 5 years of experience in automotive aftermarket sales or operations.
- General knowledge of the basic principles of commercial real estate acquisition and development.
- Strong writing, interpersonal communication and negotiating skills.- Bilingualism, written and oral (Quebec territory)
