Portfolio Property Manager

**Affordable Property Management Inc.** is seeking a **full time Portfolio Property Manager **to work on a portfolio consisting of eight (8) properties located in Halton, York, Durham and Toronto Regions.
**Portfolio Description**:
The portfolio is owned and operated by a Private Non-Profit and governed by an independent Board of Directors. The portfolio consists of eight (8) properties with locations in Durham, York, Halton and Toronto Regions. The building forms are high-rise and townhouse, and units are occupied by families, singles, and seniors.
**Responsibilities**:
- Management of daily operations of residential rental properties, ensuring they are well-maintained, fully occupied, and compliant with applicable laws and program regulations.
- Tenant management, including advertising vacant units, screening and selecting tenants, preparing lease agreements and managing renewals, ensuring efficiency of move-in/move-out procedures, and addressing tenant concerns, complaints, and maintenance requests.
- Property maintenance, including scheduling and overseeing repairs, cleaning and upkeep, ensuring compliance with safety standards, and conducting regular property inspections.
- Financial management, including rent collection and managing late payments or evictions, preparing budgets, coding and processing invoices, and monitoring budget allocations.
- Legal compliance, including ensuring leases and operational practices comply with service agreements, handling eviction processes and tenant disputes, and staying up-to-date with current housing regulations.
- Administration, including regular reporting to senior management and the Board of Directors, recommending improvements/upgrades for long-term value, and overseeing the rent-geared-to-income (RGI) process.
- Staff supervision, including overseeing on-site administrators and maintenance staff.
**Qualifications**:
- Three (3) or more years of property management experience, preferably in non-profit housing.
- Experience with supervising staff and coordinating contractors.
- Effective written and verbal communication skills to communicate with tenants, vendors, and Board members.
- Effective organizational and problem solving skills.
- Ability to prioritise and multi-task to manage multiple responsibilities while providing high-quality service.
- Ability to maintain confidentiality and experience working with sensitive and confidential information.
- Ability to work well within a team and in collaboration with various stakeholders.
**Compensation**:$60,000 to $70,000 per annum, plus benefits.
Pay: $60,000.00-$70,000.00 per year
