Live-in Superintendent

**Key Responsibilities**:
- **Building Maintenance & Repairs**: Perform minor repairs and maintenance tasks to the common areas (not requiring sub-trade contractors) including plumbing, electrical, painting, and general repairs.
- **Cleaning**: Regular cleaning of common areas, including hallways, stairwells, elevators, and amenities such as the pool area.
- **Parking Garage Inspections**: Conduct inspections of the parking garage, ensuring cleanliness, safety, and functionality.
- **Garbage & Recycling**: Handle daily garbage and recycling collection in both common areas and exterior grounds. Ensure proper disposal and cleanliness.
- **Grounds Inspections & Maintenance**: Regularly inspect and maintain the exterior grounds, including seasonal tasks such as salting sidewalks in winter and watering flower beds in the warmer months.
- **Amenities Cleaning**: Maintain cleanliness of shared amenities, including the pool area, fitness center, and other communal spaces.
- **Owner/Resident Assistance**: Provide assistance to residents or owners as needed, including responding to inquiries and helping with any issues in a timely and professional manner.
- **Rule Enforcement**: Ensure building rules and regulations are adhered to by residents, promoting a safe and respectful living environment.
- **Seasonal Assistance**: Assist with tasks related to seasonal changes, including snow clearing, salting, and general upkeep.
- **Record-Keeping & Office Work**: Maintain accurate records for maintenance requests, inspections, and any building-related issues. Perform general office duties such as filing, tenant communications, and reporting to the property manager.
- **General Tasks**: Undertake any other tasks as required to ensure the smooth operation of the building.
**Requirements**:
- Prior experience in property management, building maintenance, or similar roles (1-3 years preferred).
- Knowledge of building systems and basic repairs.
- Ability to clean and maintain common areas, including handling seasonal upkeep tasks.
- Strong attention to detail and proactive approach to maintenance and repairs.
- Excellent communication and interpersonal skills.
- Ability to work independently, be self-motivated, and manage time effectively.
- Available for on-call emergencies outside of regular office hours.
- Must live on-site in the provided, fully furnished apartment.
- Physical ability to perform maintenance and cleaning tasks.
- A positive attitude and a customer-service-oriented mindset.
