**The Team: Village Gate Homes**

Since 2001, Village Gate Homes has been developing, leasing and managing rental housing for UBC’s fulltime, permanent faculty and staff. Village Gate Homes now has near 1,100 homes, including rental apartments, city-homes and townhomes across 16 buildings. All buildings are located in either the Hawthorn Place or Wesbrook Place neighbourhoods at UBC. There are also new buildings in the pipeline that will be added to the portfolio in the next couple of years.

**Current Residential with a total of 1,101 units**: Azalea, Sumac, Cascara, Gardenia, Tamarack, Larkspur, Dahlia, Magnolia, Nobel, Webber House, Cypress House and Pine House, Mundell, Oakwood, Evolve and Echo

**Current Retail and Student**: David Strangway with
**7** commercial tenants, and MBA House with
**4** commercial tenants and
**81** graduate-student rental accommodations.

**The Opportunity**

**Key Responsibilities (include, but are not limited to)**:
**_Property and Building Maintenance_**
- Completes all building maintenance and service requests to the highest standards. This includes cleaning all common areas, supervising trade contractors, and record keeping of work performed Also, conducting minor repairs and Emergency Maintenance (appliance failure etc.)
- Knowledge and ability to make recommendations for preventative maintenance
- Distribution of fobs, parking passes and keys to residents
- Completes regular building and public realm audits to identify building/community deficiencies, tenant breaches and follows up
- Works proactively to ensure the timely completion of all maintenance activities and adherence to preventative management programs and seasonal building maintenance
- Knowledgeable of the Building Emergency Response Plan and oversees the regular tests of emergency generators and fire alarm systems
- Safety procedures are established and communicated to minimize liabilities. (I.e. minimize break-ins, community criminal activity, staff/resident injuries, fires, floods, etc.)
- Works on call one day per week and one weekend on a scheduled roster (one month scheduling advance notice is given to staff)
- Other tasks and duties, as assigned

**_Tenant Services _**
- Works closely with the Property Leasing Administrators on internal processes and procedures
- Performs move-in and move-out inspections with residents
- Completes caretaker checklist prior to move in and reports any deficiencies, as well as move out inspection reports and notifies Property Manager of all concerns in a timely manner
- Knowledgeable of the legal obligations of landlord as it pertains to tenant lease agreements, tenant rights as outlined by RTB and Residential Tenancy Agreement
- Responds to maintenance requests sent from Property Administrators and completes report for work scheduling
- Provides exceptional customer service and promptly responses to all tenant enquiries with a friendly, professional attitude

**Competencies and Qualifications**
- Strong English written and verbal communication. A second language will be considered an asset
- Experience in conducting minor maintenance
- Attention to detail and accuracy on reporting
- Positive and discrete manner with excellent customer service skills
- Maintains personal hygiene and a professional appearance
- Understanding of the Privacy Act and keeping information confidential
- Good working knowledge of technology and smartphones
- Experience working safely with cleaning supplies and other chemicals used in building operations
- Working knowledge of RTA
- Ability to work on call and respond to emergencies after hours and on weekends, as scheduled
- Good organization, planning and time management skills
- Able to work collaboratively and is a strong team player
