**Job Description**:
**WHAT'S THE JOB?**
The **Manager, Project Pre-Construction,** reporting to the Divisional Vice President, will provide direction for projects during Phase 1 - Project Feasibility & Selection (Pre-Qualification) and Phase 2 - Initiating (Qualified Opportunity) planning and deliverables.
**Your work will include**:
- Participating in Cost Reviews & Adjudications across all major projects.
- Preparation of detailed conceptual, schematic, design development, and construction estimates.
- Preparation of accurate preliminary construction budgets to include subcontractor scopes, bids analysis and final proposal presentation to the client.
- Ensure that the estimates are accurate, complete, and reflect the requirements of the project.
- Supporting RFQ/RFP/Pricing Request responses including preparing deliverables such as project schedules, execution plans and Division of Responsibilities.
- Participating in Go/No-Gos and internal kick off meetings representing Projects.
- Reviewing contracts and associated appendices for completeness and accuracy.
- Visit proposed project sites and conduct surveys, making recommendations to the client and design members on best approach and advising on constructability issues during pre-construction.
- Lead transition meetings with the Project Execution and Design team to ensure scope of work is fully communicated.
- Review budgets, drawings, and other content as required to support Sales Representatives in pursuit of opportunities.
- Support Sales with presenting and discussing projects and providing initial technical feedback on client provided content.
- Lead the team of contract Specialists and estimating teams, provide guidance and coaching related to performance and career development.

**Qualifications**:
**WHO ARE WE LOOKING FOR?**
- Educational requirements include an engineering technology related degree or equivalent combinations of technical training and experience.
- A minimum of 5 years’ experience managing the Preconstruction process for multi-family residential, commercial, and industrial projects.
- Conceptual estimating experience.
- Prior experience with modular construction is considered an asset.
- PMP certification is considered an asset.
- Proven experience managing small to medium construction projects and the associated stakeholders.
- Experience working with various levels of government.
- Contract law knowledge and contract management experience.
- Computer proficiency - Microsoft Office
- Word, Excel, PowerPoint, Outlook Scheduling Software
- MS Project.
