Reporting to the VP, Procurement and Property Services, this role is responsible to manage, execute, administrate, and build upon the current Boiler Preventative Maintenance and Water Treatment programs in support of building a best-in-class PM program at Avenue Living Communities. The role of the Property Services team is to provide services that allow the properties to operate seamlessly. In support of this objective this role must ensure site staff are fully integrated in the process and copied into all correspondence related to their properties.

**WHAT WILL YOU DO?**
- Develop and manage the Boiler Preventative Maintenance and Water Treatment Programs for approximately 500 boilers across the Avenue Living Communities Portfolio.
- Implement, manage, and document performance of the PM work order program for monthly filter changes by the Maintenance Associates within the Yardi Maintenance Portal.
- Oversee the scheduling and execution of all Boiler related ABSA and TSASK inspections. Review and execute resolution of all operating issues identified during the inspection.
- Actively lead, manage, and report on troubleshooting Work Orders and resolution of active boiler issues raised by the field staff, the Wingnut monitoring devices and the ekmar controllers in a timely manner.
- Create, manage, and close all related purchase orders and manage their inclusion in the cash flow planning team.
- Manage and coordinate delivery of corrective actions from all reporting in collaboration with the Residential Portfolio Managers and the Construction Project Managers, as necessary.
- Prepare and deliver quality reporting, auditing, analytics, quantitative analysis and tracking for the Company.
- Collaborate with the Contract Services Team to prepare and manage annual RFP for annual tear down maintenance of the boilers in the portfolio. Once awarded, manage vendor relationships, service execution, all payment related items to facilitate a return to operational status prior to the heating season.
- Collaborate with Pace Chemical and the field staff to facilitate and deliver quarterly Water Treatment visits.
- Identify opportunities to refine processes and drive continuous improvement in the organization.
- Manage ABSA and TSASK boiler compliance and manage related equipment registries during the acquisition process.
- Adhere to relevant safety legislation and regulations, including the Care and Operation of Power Boilers, Occupational Health and Safety Code and Regulations
- Monitor existing and incoming legislation and regulations to ensure that Avenue Living Communities complies with the evolving regulatory environment.
- Promote safety at Avenue Living Communities and build business partnerships with local offices by creating positive rand collaborative relationships.
- Limited travel may be required to fulfil some PM obligations.

**WHAT WILL YOU NEED?**
- 7 Years’ Experience in building operations.
- Fourth-class power engineer certification
- Previous experience in work order and preventative maintenance management
- Must be able to navigate fluently in Microsoft Suite, including Word and Excel
- Excellent written and verbal communication skills
- Must complete & pass a criminal record check.
