Strata Resident Caretaker

**DETAILS**

We are currently seeking a resident caretaker (live-in position) for a strata complex in the Willoughby neighbourhood of Langley. The primary function of this position is to lead the operation of a council-managed building. We are looking for a self-starter who will take ownership and pride in their work, and be the face of the property in every regard.

**JOB RESPONSIBILITIES**:

- Responsible for all administrative work involved in the operation of the Property according to procedures set out by the Property Manager
- Ensure the Property maintains a high standard
- Supervise contractors and process invoices in a timely manner
- Issue Purchase Orders for all work and/or supplies being undertaken at the building
- Enforce the Strata's bylaws and rules
- Prepare detailed Incident Reports related to accidents, altercations, and damage to the property and/or other applicable incidents
- General janitorial and maintenance of common areas
- Deal with emergencies on a 24hr basis during the work week
- Be able to carry out emergency operations of electrical, boiler, fire panel, safety systems, mechanical systems, sprinkler, and timer systems
- Maintenance and monthly reconciliation of petty cash
- The ability to keep accurate records and keep standardized forms in writing and on a computer (Google Workspace)
- Prepare and present a report to be reviewed during council meetings
- Other duties as required from time to time

**QUALIFICATIONS**:

- Experience as a caretaker in a Strata-owned building is an asset (1-2 Years)
- Pool care and maintenance certification a requirement
- Other trades related certification or experience as an asset
- Working knowledge of the Strata Property Act
- Motivated individual who will provide professional service toward our residents, members of the Strata Council, and our surrounding community
- Excellent communicator, both verbal and written
- Strong interpersonal skills; able to handle conflict tactfully
- Computer skills are a must (Google Workspace)
- Organized and detail oriented
- High degree of reliability and integrity
- Criminal record check required

**Salary**: $45,000.00-$50,000.00 per year
