1. Leasing Management
- Be ‘the face’ of Latimer Village Apartments; represent JDC Property Management Ltd. (JDC) with warmth and professionalism
- Respond to prospect-leads in an efficient and timely manner
- Conduct walk-throughs and presentations to highlight the property’s features
- Ensure Residential Tenancy Agreements, lease addenda & supporting documents are collected per JDC procedures and the Residential Tenancy Act of BC

2. Resident Relations
- Act as the primary point of contact for residents, addressing inquiries, concerns, and requests in a timely and professional manner.
- Foster a positive living environment by promoting a sense of community among residents.

3. Property Maintenance
- Conduct regular inspections of the building's common areas, facilities, and grounds to identify and address maintenance needs promptly.
- Coordinate with maintenance staff or external vendors to ensure repairs are completed efficiently.
- Perform minor repairs and maintenance tasks as needed.

**4. **Safety and Security
- Implement and enforce building security measures to ensure the safety of residents and property.
- Monitor and respond to emergencies, including after-hours incidents, as required.
- Collaborate with relevant authorities and emergency services when necessary.

**5. **Administration
- Maintain accurate records of maintenance activities, resident communications, and other relevant documentation.
- Fill, scan, and sign documents electronically to be sent to JDC head office
- High degree of comfort working in a digital & paperless environment
- Assist in the leasing process, including conducting tours for potential tenants and overseeing move-ins and move-outs.
- Manage key distribution and maintain proper records of access.

6. Compliance
- In collaboration with the Property Manager, ensure compliance with all relevant acts, local bylaws, health and safety regulations, and building codes.
- Ensure the safety and confidentiality of all tenant records, physically and digitally.
- Stay informed about industry best practices and implement improvements as needed.

**Experience**

Previous experience in property management, building maintenance, or a related field is preferred.

**Communication**

Strong English communication and interpersonal skills to interact effectively with residents, staff, and external stakeholders.

**Problem Solving**

Ability to identify and address maintenance issues promptly, demonstrating strong problem-solving skills.

Ability to troubleshoot basic IT issues

Must be capable of performing minor maintenance tasks and conducting routine inspections

Organizational Skills

Excellent organizational skills to manage administrative tasks, scheduling, and maintain accurate records.

**Fllexibility**

Willingness to work flexible hours, including evenings and weekends, to address emergencies and attend to resident needs.

**Education & Qualifications**

A high school diploma or equivalent is required. Additional relevant certifications or training in property management or building maintenance is an asset. Latimer Village Resident Caretaker must be well versed in MS Word, Excel, and Outlook, and must have an aptitude for learning new software tools as needed.

**Salary**: $60,000.00-$65,000.00 per year
