JOB SUMMARY
Under the supervision of Director of Operations, the Building Operator / Maintenance Coordinator is an essential on-site role ensuring the facility operates smoothly and safely. As the go-to person for all facility-related matters, this role requires physical maintenance and operations coordination experience to handle routine maintenance requests, updates to accommodations and unexpected situations on-site. Responsibilities include planning and performing hands-on maintenance, collaborating across departments, coordinating projects and events. The Building Operator / Maintenance Coordinator also oversees staff scheduling for maintenance and housekeeping, ensuring that the facility meets compliance and safety standards.
KEY RESPONSIBILITIES
Physical Maintenance Responsibilities
- Develop, maintain, and implement comprehensive maintenance plans. Use a tracking system for accurate record-keeping, accountability, and streamlined facility operations.
- Conduct routine inspections of resident rooms and common areas according to established schedules.
- Perform various physical maintenance tasks, including repairs, restorations, installations, and equipment troubleshooting to uphold facility standards.
Operations Coordination Responsibilities
- Manage contracted maintenance services, including quotes, schedules, and communication with to ensure uninterrupted operations.
- Oversee event setups and cleanups, ensuring spaces such as basement and recreation areas are prepared and restored.
- Coordinate room turnovers with housekeeping and maintenance, managing room move-outs and to maintain facility cleanliness and readiness.
- Collaborate with internal stakeholders on facility projects, supporting both routine and event-specific needs.
- Proactively inform relevant parties of service disruptions to minimize impact.
- Schedule housekeeping and maintenance tasks to ensure timely completion.
- Address urgent cleaning or maintenance needs by coordinating with the front desk.
- Oversee proper disposal of large items per facility guidelines.
- Ensure compliance with Accommodation and CCHSS standards, in coordination with the Director of Operations.
- Assist the Director of Operations with facility operations and initiatives as needed.
JOB SPECIFICATIONS/QUALIFICATIONS
Minimum Qualifications
- At least 2 years of experience in hands-on maintenance and planning; supervisory or management experience in facility maintenance or a related field preferred.
- High school diploma or GED required; a diploma in facility maintenance or related certification preferred.
Skills and Abilities
- Proficiency in Microsoft 365 for tracking, communication, and reporting.
- Excellent organizational, leadership, and communication skills.
- Physical capability to lift 50 lbs or more consistently, with the stamina for a physically demanding role that requires hands-on work and quick, on-site responses to facility needs.
OCCUPATIONAL HAZARDS
This position involves various physical and environmental risks. Frequent lifting of boxes, supplies, and equipment (up to 50 lbs or more), as well as pushing carts, bending, and stooping, may lead to strains, sprains, and musculoskeletal injuries. Walking throughout the facility, particularly on wet floors, uneven surfaces, or in tight spaces, presents a risk of slips, trips, and falls, which could result in contusions, fractures, and other injuries. Additionally, using tools and equipment like power tools and ladders poses risks of cuts, abrasions, and potential electrical shock. Exposure to cleaning agents, maintenance chemicals, and dust particles may also cause skin irritation, respiratory issues, or allergic reactions if safety guidelines aren’t strictly followed.
Working in close proximity to residents increases the risk of exposure to infectious agents, requiring adherence to health and safety protocols to minimize infection risk. This role also requires periods of repetitive tasks, including computer work, which may lead to back, wrist, and eye strain.
