**Job Description**:
Your Team

The Development Intern will assist the Toronto Land & Housing team, rotating between Acquisitions, Finance, Sales & Marketing and Procurement.

Your Key Deliverables
- Analysis of recent land transactions by market
- Analysis of mixed-use, residential & commercial land values
- Creation of a Lot Valuation Calculator based on hard costs, soft costs and margin
- Opportunity to work on pro forma for new land offering
- Collect market analyses to support acquisitions of potential investment opportunities
- Conduct market research and analysis of new home and resale markets to generate regional performance reports
- Compile competitive insights and recommendations to create regional marketing campaign recommendations
- Collaborate with construction to provide issues/resolutions summary
- Calculate and maintain material take-offs (lumber, finishing materials, steel, concrete, etc.) from working drawings and check take-offs made by suppliers
- Assist with review of job budgets and purchase orders
- Review and research weekly variance invoices and prepare necessary job reconciliations pertaining to jobs under construction
- Assist in preparation of project estimates, conducting cost analysis and complete budget reviews for cost control, cost to complete, and project cost summaries
- Assist with preparing Model Certification and Permit packages
- Assist with preparing and distributing Issue for construction package for site use
- Assist with preparing and distributing Studio support documents including data locations, window operator location, and interior light fixture location

Must Haves
- Excellent written and verbal communication skills
- Ability to work with accuracy and strong attention to detail
- Strong organizational skills, with the ability to keep track of multiple priorities and follow up as needed
