**Reports To**: Director, Technical Services

**Position Summary**: The Manager, Pest Control Services will report to the Director of Technical Services and will be responsible for developing and managing pest control procedures, processes, and administration. The Manager will lead in providing pest control contract oversight nationally, as well as providing oversight of budget vs. spend. Additionally, they will be responsible for overseeing all periodic and seasonal maintenance for the pest control inspection and mitigation process for all CAPREIT assets and the development of and implementation of a national pest control strategy including the implementation of a standard reporting process.

**Responsibilities**:

- Internal support and technical expertise in the area of pest control services and management
- Lead in the design of specifications and the review of proposals for pest control management
- Develop, implement, manage, and document processes and procedures for conducting routine pest control services
- Technical expert in pest control matters supporting Operations nationally
- Familiarize and lead in the review of local municipal program requirements i.e. RentSafeTO Program (Toronto)
- Conduct detailed investigation of all regulatory reported deficiencies and provide information, reports and recommendations to Operation’s leads as required
- Liaise with pest control contractors, staff, tenants, tenant reps, Health Department Inspectors, Property Standard Officers including outside agencies as required in assisting in pest control related matters
- Review invoices in association with contractual and non-contractual related services in determining processing
- Develop KPI’s allowing to accurately measure and enhance pest control performance by site and contractor
- Support Operations during the annual budget review cycle
- Support Operations whenever an infestation occurs and based on severity, travel to site and investigate with local contractor
- Facilitate proper scheduling of the property common areas and unit treatment
- Monitor the compliance of contractors’ treatment of units to specifications and standards
- Monitor chemicals used for treatment and that they comply contractually and abide by requirements as outlined in the Pesticides Act (Ontario) or as applicable
- Routinely inspect buildings and units to establish a proper treatment plan and report specific problems in areas
- Maintain records of units investigated, including repeat occurrences, both manually and in a customized database
- Ensure contractor pest control technicians have current provincial licenses as per contract requirement
- Prepare training tools and present workshops for Operational and Property Improvement personnel
- Other duties and strategic Projects, as assigned.

**Qualifications**:

- A minimum of 5 years of experience in Pest Control or diploma/degree in related area
- Knowledge of The Pesticides Act; Statutes of Ontario and Regulations
- Demonstrated ability and comprehensive knowledge of Integrated Pest Management (IPM) principles, methodology and procedures
- Demonstrated experience in managing contractors and developing ongoing positive relationships
- Strong analytical aptitude
- Strong leadership skills
- Effective written and oral communication skills, including excellent presentation skills
- Excellent interpersonal skills and ability to influence and motivate
- Previous experience facilitating meetings with a wide variety of partners and stakeholders for consensus building and decision making.
