Stoney Creek, Canada Heritage Green Nursing Home Full time

Heritage Green Senior Apartment Building is a 4 story, 110 unit apartment building that caters to a senior clientele. Heritage Green is looking to fill the important role of Maintenance Lead with an energetic, ambitious and detailed individual to lead out in the maintenance and daily repairs of the apartment building and it’s affiliated 20 room retirement home. The individual will have a broad experience in general repairs, excellent communication and time management skills and ability to work under pressure and with deadlines.

**Job Summary**

Reports to the Building Superintendent. Performs maintenance & repairs related to buildings, grounds and equipment, in one or more areas such as electrical, plumbing, painting, grounds-keeping and security. Ensures a safe, secure environment for all tenants and staff in accordance with existing regulations and codes and as directed.

**Key Duties and Responsibilities**

1. Supervises the activities of the maintenance department and is responsible for the orientation of any new workers in the department.

2. Attends monthly departmental meetings as required reviewing departmental goals & objectives.

3. Establishes, monitors, and carries out preventative maintenance procedures and schedules for buildings, equipment and grounds. Ensures building and equipment meet all safety, security and fire regulations and policies. Makes recommendations for major repairs and purchases to superintendant at monthly meetings.

4. Ensures that all fire doors and exits are inspected daily and adequate precautions are taken to ensure that building, equipment and grounds are free from all fire hazards; that a daily safety audit is maintained and monthly fire drills are conducted for all staff. Ensures that an annual fire safety inspection is maintained and contracts are updated.

5. Ensures that water temperatures are checked and recorded daily for retirement home, dietary and laundry areas. Ensures that water temperatures do not exceed 48.89 degrees Celsius for resident care.

6. Monitors work performed by contractors, prepares estimates of labour and material costs, contacts external contractors and trades people to obtain quotes and arranges for major repairs and maintenance work.

8. Ensures that safety practices are adhered to in the lighting of heavy objects, handling of hazardous products, sharp objects and the operation of all equipment.

9. Maintains the workshop in a well organized manner, storing flammable material in accordance with existing regulations. Ensuring that MSD sheets are available for all solvents and other chemicals used.

10. Collects and removes garbage and recyclable materials and ensures the safe disposal of hazardous waste.

11. Cleans external areas such as entranceways, sidewalks and parking lots using manual and power brooms, rakes, shovels and other equipment to remove dirt, leaves, snow and other refuse. Performs minor gardening and lawn maintenance tasks such as mowing, weeding, pruning and watering.

12. Completes and maintains related records such as maintenance logs and security incident reports. Is a member of the Health & Safety Committee.

13. Transports equipment, furniture and supplies manually and/or using aides such as dollies and carts. Operates a motor vehicle to pick up and move goods and supplies. Arranges furniture for special events.

14. Performs other related duties as required.

**Working Conditions**

Repeated walking, reaching, squatting, kneeling and climbing ladders and scaffolding. Regular lifting of heavy objects, including equipment. may be exposed to hazards from use of tools and power equipment. Exposure to heat, biochemical agents, and weather conditions. Some stress resulting from frequent interruption of routines. Is required to be on call for emergencies.

**Qualifications Education and Knowledge**

Grade 12, plus related vocational training such as a building maintenance course.

Ability to read and interpret manuals related to equipment and systems.

Ability to work safely, following established safety practices & procedures.

Ability to read and write English and understand moderately complex oral and written instructions in English.

**Training and Experience**
Two (2) years recent related experience and/or knowledge of mechanical and electrical systems, plumbing, carpentry and heating and ventilation systems. Or an equivalent combination of education, training and experience. Technical training in building maintenance is preferred

**Salary**: $23.00-$28.00 per hour
