Windsor, Canada Piroli Group Developments Full time

Piroli Group Developments is looking to hire a Property Manager for Park Place apartments buildings 1 and 2 (located at 550 and 570 Park Ave West respectively), which is a total of 232 residential apartment units. Piroli Group is looking to hire an individual from Windsor Essex County or Chatham-Kent. The Property Manager will report to the Piroli Group subordinates, and will be responsible for two direct reports (superintendents). The Property Manager will also have prospective and current tenants, as well as third party service providers reporting to them. Benefits and Pension after 90 day probation period. Salary will be discussed during interview period and is open to negotiation.

Vacation: Employee allotted 2 weeks' vacation to start, with possible extra time off during the December holidays. After 3 years, vacation will be increased to 3 weeks per year.

Property Manager will be equipped with 2 offices (1 at each building), a company cell phone, and company laptop. Cell phone and lap top is what the employee is expected to complete their day-to-day company dealing on as well as answer all tenants, employees, third parties, and coworkers. If work is done outside of these 2 locations, mileage or gas will be paid for.

The Property Manager may also have duties at other Piroli Group properties in the event of covering for other coworkers if need be.

The Property Manager's Job Duties include, but are not limited to:

- Helping the superintendent secure the premises, inspect units upon move in and move out, schedule maintenance with superintendent and third parties if needed to bring units up to Piroli Group standards for new tenants.
- Help with rent collections, issuing tenant notices (Rent board notices, and company notices), deal/schedule with tenant maintenance request forms, suggestions, complaints, evictions, etc.
- Deal with tenant issues on a personal basis by means of scheduling a meeting or issuing letters.
- Help with minor cleaning and maintenance if needed.
- Assist management with leasing records, documents, and reports.
- Enforcing rules of the building to tenants set out by the Landlord tenant board and Piroli Group protocol, as well as all Municipal bylaws, etc.
- Dealing with tenant emergencies alongside third party providers, Police department, Fire Department, EMS, etc.
- Deal with tenant issues/hearings at the Landlord Tenant Board tribunal if needed.
- Managing the superintendents in accordance with their daily duties, maintenance schedule etc.
- Ordering materials, parts, etc for maintenance and emergency issues
- Help with accounts receivable/payable monthly at the property pertaining to the properties expenses.
- Dealing with tenant private bookings for the common room, as well as updating tenant parking changes in records and on website.
- Help comply with property safety standards and compliances, handling annual/quarterly etc third party maintenance (i.e. sprinkler systems, garbage removal, fire alarms etc.)
- Scheduling empty unit maintenance for turning over units to new tenants, and setting dates of when units can be turned over to new tenants with the superintendent, and upper management.
- And more if needed.

**Salary**: $38,000.00-$48,000.00 per year
