**The Opportunity**

As a member of the Senior Management team, the **Director, Pre-Construction & Business Development **assumes a strategic role in the overall management of the company. The Director, Pre-Construction & Business Development has primary day-to-day responsibilities for Estimating & Planning, all construction projects for the company. This includes direct responsibility for Stakeholder and relationship management, planning and scheduling for all projects, and compliance with all contracts, and all other day-to-day Securement Department resources. The Director, Pre-Construction & Business Development takes a hands-on role in business development, working closely with the CEO in new revenue generation and pursuing strategic projects. The Director, Pre-Construction & Business Development also assumes a strategic leadership role on the Executive Team, working closely with the CEO / Controller / Construction Director, in planning and executing strategic projects.

**The Role**:

- Work closely with the CEO / Controller / Construction Director to identify and pursue business development and revenue generating opportunities.
- Participate and, as required, lead the sales process, ensuring continuity between client expectations, Estimating and hand-over to Project Managers.
- Participate in the project assessment process and project planning and resource allocation projections.
- Develop relationships and work with outside stakeholders (clients, designers, consultants).
- Interface with contractors, architects, engineers, city and regional officials, client representatives and clients.
- Contribute towards the achievement of the company's strategic and operational objectives.
- Oversee all aspects of the Securement Department from estimating, scheduling, & planning.
- Allocate resources for all active estimating projects & supervise personnel and subcontractors.
- Oversee and supervise Pre-Construction projects, and provide reports on timeline, progress, and adjustments.
- Maintain high standards of workmanship that adhere to original plans and specifications.
- Ensure that all estimating projects are completed in a correct, cost effective and timely manner in alignment with specifications and quality requirements.
- Plan,lead, coach, and direct the Securement team, provide instruction and mentoring to Estimators.
- Interview and select required new hires for the securement department. Establish and execute 90 day onboarding process and following regular one on one calls.
- Plan and establish work schedules, assignments and production sequences to meet Securement goals.
- Implement and monitor procedures to maximize company efficiency while controlling the cost and efficiency of estimation.
- Work closely with the Controller to contribute to ensuring financial aspects of all projects are planned, budgeted, and accounted for properly, including estimates, cost coding, and project budgets.
- Work closely with the Construction Director to ensure all legal and contract requirements, building and safety codes, safety inspections, city guidelines, and local and provincial regulations and planned for.
- Establish a positive culture that supports safety; ensuring compliance with all federal, provincial and company regulatory policies and procedures.

**Does this sound like you?**
- 10+ years in Sr. Estimator leadership roles, preferably in Commercial and Multi Family Construction, real estate development, and/ or construction management.
- Bachelor's degree in Construction, Building Technology, Project Management, Engineering or Architecture and/or equivalent years of experience.
- Gold Seal Estimator and/or Quantity Surveyor Certification considered an asset
- Ability to read, understand and interpret technical drawings and specifications.
- Familiarity with current relevant Estimation technology, especially Excel.
- Proficiency with Construction Management software, particularly Viewpoint Spectrum, an asset.
- Strong interpersonal skills, ability to communicate positively and manage well at all levels of the organization, and with staff at remote locations.
- Strong proven leadership and negotiation qualities.

**Job Types**: Full-time, Permanent

Pay: $120,000.00-$140,000.00 per year
