**Building Manager (Nanaimo, BC)**

DLX on Third will be bringing beautiful, rental homes just minutes away from downtown Nanaimo.

Designed by Wensley Architecture and developed by the Wertman Development Corporation, DLX on Third will be 180 units of gorgeous, modern living.

DLX on Third is currently seeking an experienced Building Manager to support the Property Manager by managing all of the day-to-day on-site operations. With mínimal direction, the Building Manager is expected to keep the building operating and maintained at the highest possible standard at all times.

**Key Responsibilities**:
The work associated with a Building Manager includes, but is not limited to, the following:

- Maintain a high degree of cleanliness and overall condition of the building common areas and grounds.
- Perform daily inspections and assist with creating and performing a regular predictive and preventive maintenance program on all building equipment; develop and maintain service logs; and rectify any general maintenance issues.
- Provide observations about the overall facility condition, the mechanical and electrical equipment and systems condition and any deficiencies; and provide suggestions for enhancement and repair.
- Develop and update procedures for response to major emergencies, including main gas shut off, main water shut off, sprinkler system shut off and electrical shut off. Respond to emergencies as appropriate.
- Perform painting, minor landscape management, basic plumbing, basic carpentry, basic electrical and other repairs around the site as needed.
- On larger projects, assist the Property Manager to manage the project by serving as the onsite liaison between the Property Manager, developer and tenants.
- Conduct move-in and move-out inspections of rental properties in accordance with both company and statutory requirements. These items include but are not limited to unit inspections and unit turnovers.
- Conduct unit showings, respond to service/repair requests from tenants, and coordinate with maintenance/repair tradespersons.
- Ensure effective communication and liaison with the Property Manager.
- Ensure building safety and adherence to occupational health and safety standards including hazardous materials handling laws and regulations.
- Coordinate smaller projects as needed.

The above is a basic list of duties and is not meant to be comprehensive; other tasks, duties and special projects may be assigned by the Property Manager on an as needed basis.

**Required Skills & Abilities**:

- Excellent organization and time management skills with the ability to complete work in a timely manner.
- Effective communication skills for the purpose of information relay, exchange, feedback, and clarification.
- Ability to learn quickly, adapt to change and be flexible in nature.
- Demonstrate a positive attitude, enthusiasm and assertiveness.
- Knowledge of general building operations procedures and maintenance (plumbing, electrical, painting, drywall, carpentry).
- Knowledge of Occupational Health and Safety practices and handling of hazardous chemicals; able to follow safe work procedures to keep self and others safe.
- Have the ability to spend up to eight hours performing physical work including walking, standing, kneeling, bending, climbing stairs, pushing, pulling and lifting up to 50 pounds, etc.
- Having your own vehicle and a valid BC driver's license is not required but is considered an asset

**Position Details**:

- Full-time, Permanent
- $45,000-$55,000 annually
- 8-hour shift
- Saturday to Wednesday
- Start Date: ASAP
- Satisfactory criminal record check
