**Position Summary**

Under the direction of the Custodial Operations and Training Manager, the incumbent is responsible for the overall operation of the academic custodial division after hours on the Waterloo campus. The incumbent will ensure that Custodians and Lead Hands receive training to use safe, efficient, and effective cleaning methods and procedures. Works with the Lead Hands to inspect building(s) to ensure work meets the approved standards. Keeps records and prepares written reports, and requisitions. Makes sure all buildings have adequate supplies and that all equipment is in good working order. Ensures that the Lead Hands and custodians in their area are informed of all relevant information and updates through regular meetings and written documentation.

This position will play a key role in supporting training and quality improvement/efficiency efforts. This role will include training, coaching, and documenting completed training records. This position will also require a strong mentor who can provide supportive direction, and continuously coach and motivate the after-hours team. This position will escalate all disciplinary performance and attendance management matters related to after-hours Waterloo Academic Custodial team to the Associate Director, Custodial and Environmental Services. Works appropriately and collaboratively within the unionized framework. Fosters and maintains a professional and respectful working relationship with the union group.
- Demonstrated unionized supervisory and leadership experience.
- Excellent technical, presentation and communication skills, both written and verbal.
- Computer literacy.
- Demonstrated coordination, project management, initiative, decision-making, problem-solving and superior conflict resolution skills.

Monthly the incumbent will meet with all shifts to provide relevant training, engagement and be instrumental in creating TMA related SOPs related to the custodial services department at both the Waterloo and Brantford campus. This Area Manager will be responsible to ensure all documentation, presentation and content delivered with new hire orientation is up to date, timely and support the delivery and follow up with all new hires.

**Accountabilities**

**Staffing**:

- Responsible for the day-to-day oversight of the academic custodial team
- Assist with planning and co-ordinating the activities and work loading of the Lead Hands and custodians.
- Escalate performance management, retraining or corrective action when the need exists; Handles disciplinary requirements as they occur with assistance from the AD
- Supervises, motivates and trains assigned staff, ensuring effective teamwork, high standards of work quality and organizational performance, continuous learning and encourages innovation in others.
- Investigate customer complaints such as cleaning issues, employee performance deficiencies and/or conduct, and initiate corrective action as required and follow up with customers;
- Work as a team member with other Area Managers and may be required to cover other areas during periods of absence;
- Works with the AD throughout the grievance process;
- Works with the Lead Hand to monitor, Health & Safety issues, time sheets, and overtime;
- Responsible for maintaining attendance records, consults with Human Resources, drafting letters to staff, organizing & participating in attendance meetings;
- Works with the Lead Hand to ensure that all employees (including the Lead Hand) understand and follow departmental rules and regulations;
- Works with the Lead Hand to ensure adequate staffing levels to meet custodial cleaning requirements; and regularly inspects custodial areas providing documented feedback
- Responsible for goal setting and establishing standards of performance for the Lead Hands and custodians in their areas. Provides regular feedback and coaching as required;
- Scheduling of annual custodial job assignments, (spring cleaning, floor care, extracting of carpets and furniture) in Academic Departments;
- Knowledge of the fire code and health & safety requirements. Ensures working conditions and standards comply with the changing legislature and recognize non-compliance issues as they arise and ensure corrective measures are met;
- Responsible for maintaining computerized custodial schedules based on established frequencies, time standards and cleaning methods; Responsible for updating the database for the custodial software program;
- Responsible for the quality assurance program to ensure acceptable standards are being achieved;
- Provide customer service for planning and implementation of special events on campus; such as Convocation, exams, Laurier Day, etc;
- Ability to evaluate program effectiveness, identify and implement improvements.
