**Position Overview**: Circle Community Land Trust is seeking a motivated and detail-oriented Capital Projects Supervisor to assist with the planning, coordination, and execution of capital improvement projects across our diverse portfolio of affordable housing. Working closely with the Capital Projects Coordinator and Capital Projects Senior Manager, reporting to the Vice President of Capital Projects, the Supervisor will ensure projects adhere to quality, safety, and budget standards, while supporting the organization’s commitment to sustainable, affordable housing. This role emphasizes project coordination, contractor management, and providing support during site inspections.

**Key Responsibilities**:

- Project Planning and Coordination: Assist in planning, scheduling, and coordinating capital projects to ensure their timely and cost-effective delivery.
- Work Order Review and Categorization: Regularly review open work orders, organize them by capital project categories, and identify items needing prioritization or reclassification.
- Collaboration with Capital Projects Coordinator: Work closely with the Capital Projects Coordinator to monitor project progress, identify challenges, and ensure all contractors adhere to scope, quality, safety, and compliance standards.
- Site Visits and Inspections: Supporting the Capital Projects Coordinator in ensuring projects meet technical specifications, safety regulations, and organizational standards.Contractor and Vendor Communication: Coordinate communication with contractors, vendors, and internal teams to ensure a clear understanding of project expectations and resolve any logístical issues.
- Documentation and Reporting: Prepare and maintain detailed project documentation such as inspection reports ensuring accuracy and compliance with internal protocols.
- Procurement Support: Assist in the procurement process, including vendor selection, CCDC2, and other contract management, and ordering construction materials and services.
- Sustainability Integration: Support the integration of sustainable building practices, promoting energy-efficient materials and environmentally friendly designs.
- Risk Identification and Mitigation: Identify and assess risk factors that may cause delays or disruptions to projects, collaborating with the Capital Projects Coordinator to implement mitigation strategies.
- Long-Term Capital Planning: Contribute to the development of long-term capital improvement plans that align with the organization’s strategic objectives.
- Tenant Liaison: Coordinate with the Tenant Services team to address tenant-related concerns during renovations or capital improvement activities.
- Process Improvement: Provide input on continuous improvement initiatives to enhance project management and capital planning processes.

**Qualifications**:
Education: Post-secondary education in Construction Management, Project Management, Architecture, or a related field.

Experience: 3+ years of experience in project supervision, construction, or asset management, with hands-on experience in conducting site visits and inspections.

Software Proficiency: Familiarity with property management software (experience with Yardi is a strong asset) and Microsoft Office Suite.

Knowledge: Strong understanding of building codes, health and safety regulations, and project specifications.

Skills: Excellent communication, organization, and problem-solving skills, with the ability to manage multiple projects and priorities in a fast-paced environment.

Teamwork: Proven ability to work collaboratively with cross-functional teams, contractors, and vendors, especially in close coordination with the Capital Projects Coordinator.

License: Valid Class G driver’s license and access to a reliable vehicle are required.

**Working Conditions**:
Site Visits: Regular site visits and inspections of properties, which may include working in various weather conditions and environments.

**How to Apply**:
Pay: $60,000.00-$70,000.00 per year
