Overview:
**Carriage Lane Condominium Corporation is seeking a highly motivated and skilled maintenance manager. This position works on site in Hinton Alberta doing general maintenance, landscaping, snow removal, etc for a 66-unit condominium corporation. Project management for larger projects with support from the board is also a part of this job.**

**Condo bylaw infraction management as well as upkeep of unit information lists is in partnership with the board of directors a responsibility of this role.**

**Please see attached list for more detailed duties.**

**You have 5 or more years working experience as a maintenance/renovation manager with a keen eye for detail. You have managed smaller construction projects successfully. Your communication skills are effective, and adaptable to your audience. You will be required to work with unit residents, both tenants and owners on occasion and building a good repour is essential.**

**The site currently has several projects underway which you will be required to help manage and complete.**

**MAINTENANCE LIST OF DUTIES ( Not exhaustive)**

SUMMER

Daily morning walk around to pick up garbage & check for any damage around property.

Identify defective eavestroughs and downpipes during rain.

Check playground weekly and rake sand to uncover any dangerous items.

Cut lawns weekly - takes on average 3 days without a helper.

Weed whip lawns weekly - takes 1 day without a helper.

Water plants.

Jobs units request help with (hooking up hoses, dirt for flower beds etc.).

Trim outside trees & shrubs.

Water lawns.

Arrange for Weed Exterminator (Ken Alexander) to spray for weeds.

Fertilize lawns 2x per year in the spring and in August.

Stain fences every 2 years (stain ½ one year ½ next).

Landscaping - fixing holes, bare spots on grass weeding around sidewalks & curbs etc.

Cutting wood for fire pit area from trees taken down on property.

Maintenance of fences, flowers beds & gates.

Replacing lights on outside of units or fixing them. Replacing weather stripping on doors as needed Stop curbing maintenance.

Power pedestal maintenance.

Paint fire hydrants every 2 years.

Paint parking lines & cross walks once per year.

Clean compound of weeds & maintain with gravel.

General maintenance of grounds & buildings as needed.

FALL

Daily morning walk around to pick up garbage & check for any damage around property.

Compile and deliver a list of fall clean up duties to residents.Research pros and cons of xeriscapingPick up leaves on grounds.

Clean out flower beds & pots.

Do up a list of fall preparations for units that gets posted on doors (turning off outside water, removing hoses etc.). Done in September

Tractor goes to Dwight Norman to do annual maintenance in October.

Final cutting of grass at end of September in preparation for winter.

General maintenance of grounds & buildings as needed.

WINTER

100 hrs/month Nov 1st - March 31st.

Shop maintenance (cleaning up shop, building planters etc.).

Orders flowers in November from Canadian Tire for spring.

Snow removal - on site by 6:30 am, starts removal at 7:00 amIf parking lots needs cleaned out contacts Northland Maintenance.

General maintenance of grounds & buildings as needed.

Contact residents to determine the amount of dirt required to purchase for them and CLC to use in the spring.

Submit proposed projects to the Board for discussion.

Work with board and bookkeeper to provide estimated budget based on proposed projects for following spring/summer/fall.

SPRING

Daily morning walk around to pick up garbage & check for any damage around property.

Refreshing park equipment & picnic tables with paint & stain & any repairs to them.

Spring lawn clean up.

Clean up flowers boxes & pots.

Get flowers ready to plant.

Load of black dirt for tenants use & landscaping.

Load of sand for playground as well as landscaping.

Caulking lower windows.

General maintenance of grounds & buildings as needed.

**Job Types**: Full-time, Part-time, Permanent

Pay: $52,500.00-$65,000.00 per year

Expected hours: 10 - 40 per week
