Capital Developments is looking to hire a Project Manager, Construction for our Toronto office.

**Position Summary**:

**Duties and Responsibilities**:

- Assist the VP of Construction during the preconstruction stage including the review of drawings, schedule and budget;
- Manage the development of working drawings of each their projects to ensure that all development issues are properly addressed and are in conformance with company and municipal/code requirements;
- Manage the consultant team for completion of permitting and working drawings for architectural, structural, mechanical, electrical, landscape;
- Value engineer designs during the tender stage to maintain design intent and realize budget savings;
- Review construction drawings to ensure no scope gaps and ensure constructability;
- Work closely with the development team cross functional teams to ensure fluid coordination of all design and construction requirements, assisting with the oversight and completion of proposed construction improvements;
- Create Construction Manager tender package and qualify different construction management firms based on portfolio and work experience
- Review and approve subcontract contracts to ensure conformance with the awards;
- Provide input on budgeting, bidding and the award of subcontracts;
- Review and approve the progress billings as required;
- Manage the implementation and negotiation of commercial tenant requirements;
- Qualify and negotiate change orders on the different projects;
- Provide input into the internal scope of work, schedule and cost databases;
- Manage project risk by continually monitoring and managing contractual requirements and obligations with regards to budget, schedule, quality and safety.

**Secondary Functions**:

- Conduct quality and schedule reviews on site;
- Assist the team in implementing the necessary functions for closeout and commissioning;
- Assist in managing the execution of postconstruction services work;
- Assist in managing the execution of pre-technical and technical audit deficiencies;
- Work and liaison with customer care as required.

**Qualifications**:

- Educational training in Engineering, Architect or equivalent experience and training considered an asset;
- 3 years of working on high rise residential construction sites in the capacity of project manager,
- P. Eng, OAA, BCIN considered an asset;
- Must be able to communicate effectively both verbally and written;
- Fosters positive relationships with others (both inside and outside of the organization);
- Excellent negotiation and organizational skills;
- Highly proficient in Microsoft Word, Excel and Powerpoint;
- Must enjoy driving the resolution of problems and must relish an environment of constantly taking on new challenges;
- Highly driven, committed, organized and flexible with the ability to meet challenging deadlines and multiple priorities;
- Self-motivated with excellent attention to detail.

Pay: From $120,000.00 per year
