The Paralegal handles multiple commercial, corporate, development, and real estate and conveyancing responsibilities for lawyers in the Legal Services Department at the City of Vancouver. The Paralegal prepares documents required for registration of rights and interests in land and will be responsible for registration of documents

The Paralegal provides paralegal support to the in-house lawyers in the Law Department at the City of Vancouver. The Paralegal also provides leadership, guidance, training, and support to lawyers and Legal Assistants with respect to solicitor matters and Land Title Office registration practice and procedures. The Paralegal prepares and registers documents and forms required in the conveyancing of land for municipal and other purposes, and prepares and represents the City at hearings before the Land Title Office.

**Specific Duties/Responsibilities**
- Prepares, compiles and processes a variety of legal documents required for the leasing, licensing, purchasing, selling and/or development of land (including initial drafts of non-standard agreements and the more complex assignments), usually under considerable time constraints Registers, and distributes deeds, agreements, establishments, releases, covenants, statutory declarations, easements and rights-of-way, clears of city titles of obsolete or expired charges and notices;
- Conducts research for preparing undertaking letters, monitoring appropriate fulfillment of conditions and reporting;
- Calculates adjustments, prepares Statements of Adjustments and co-ordinate requests for and/or handling of purchase/sale proceeds;
- Assigns work to a subordinate(s) and review for accuracy;
- Coordinates all subdivision and conveyance coordinator responsibilities for departmental staff and City departments;
- Receives, examines, prepares and gathers supporting documents for, and tender for registration in the Land Title Office, subdivision and consolidation plans in accordance with various Acts, By-Laws, Registry Offices, Crowns, Government, Financial Institutions and others;
- Conducts various searches, including liens, BC Online, Superintendent of Bankruptcy, Dunn & Bradstreet, Federal corporate registry, United States corporate registries;
- Represents the City at hearings before the Land Title Office;
- Reviews requests for, prepares, recommends approval of and registers Local Government Act filings;
- Maintains current title information on the City's long term leasehold properties and provide title information for all City lands;
- Develops, implements and maintains policies and procedures regarding Land Title Office requirements, including electronic signatures and electronic document filing requirements, and provide guidance to department staff with respect to same;
- Calculates and collects fees as appropriate in connection with documents prepared;
- Manages receipt and appropriate distribution of CAC payments;
- Receives, records and monitors Letters of Credit and expiry/renewal of same;
- Manages and administers BC Online accounts for the department and for other City departments (including setup of user IDs) and arranges for and resolves issues relating to the preparation of monthly reconciliations for cost allocation;
- Implements and maintains documentation standards established by the Land Title Office and recommend departmental procedures with respect to same, including providing direction and information to lawyers, architects and developers, to other departments, and to the public regarding procedures, requirements, forms, regulations, and other matters related to municipal conveyancing and land development, recording and monitoring issues and deal with internal and external contacts to resolve issues, and maintaining precedent documents and templates.
- Provides paralegal support for lawyers in the Solicitor Practice Group on a wide range of specialized and often complex legal documents and correspondence concerning rights or interests in land, with particular emphasis on rezoning and development matters;
- Coordinates recording, tracking and monitoring of rezonings and reviews Council Minutes;
