**Job Summary**

Reporting to the Manager, Housing Services, the Maintenance Coordinator is responsible for the ongoing maintenance, cleanliness and general upkeep, both inside and outside, for the residential apartment buildings that are owned and managed by the CMHA-Edmonton. The position will liaise with tenants and respond to requests for maintenance work in individual suites and common areas. As appropriate, the Maintenance Coordinator will either perform maintenance activities directly (e.g. basic plumbing, electrical/mechanical, carpentry, etc. work) or will arrange for external contractors to complete necessary maintenance and repairs. The position will also supervise casual staff performing light duty janitorial and ground maintenance duties, and perform these same duties as required.

**Job Duties and Responsibilities**

**Maintenance, Safety and Security**
- Interacts with tenants and receives maintenance requests that they may have
- Identifies the maintenance required and carries out the necessary work (unless a qualified tradesman is required by law to perform such work and the Maintenance Coordinator does not possess those qualifications)
- Coordinates work with approved or designated contractors and suppliers as directed by the Manger, Housing Services
- Works with the contractors in a cooperative manner to ensure the completion of work and that the work performed conforms to the terms and budget agreed upon
- Performs a wide variety of basic maintenance duties which may include, but are not limited to:

- Repairing and/or replacing faucets, toilets, sinks, light switches, fixtures and bulbs (in common areas only), etc.
- Repairing plumbing leaks or replacing seals by changing washers or replacing valves
- Investigating and/or repairing thermostats
- Repairing windows, doors, walls, cupboards, etc. (including screens, hinges, weather-stripping, closures, patches, touch up painting, etc.)
- Completes minor intercom repairs including the inspection of wire contacts, spraying contacts, replacing buttons, etc.
- Performs maintenance tasks as required at the CMHA-Edmonton Region offices
- Performs building safety and security functions, including:

- Ensuring all Fire Code regulations are being complied with
- Ensuring all repairs and maintenance activities comply with the Alberta Occupational Health and Safety Act
- Maintaining the key inventory for all suites and doors in the building, as well as for the Master Key system
- Ensuring all smoke detectors are operational and functioning appropriately
- Reporting any security issues or concerns to the Manager, Housing Services (e.g. mailbox break-ins, broken locks, etc.)
- Changing or repairing locks as required
- Installing or repairing window locks
- Participates in an on-call rotation to be able to assist with emergency maintenance issues as required after regular business hours and on weekends

**Supervisory and Administrative**
- Maintains the Red Book Maintenance logbook, including monitoring, completing required repairs that are within the scope of this position and reporting on required work that must be completed by a qualified professional
- Offers support and collaborates with part time Maintenance Coordinator, provides supervision and direction to part time Janitorial and Ground Maintenance Workers, ensuring that they are maintaining the cleanliness and general upkeep of the properties in an acceptable manner
- Completes annual inspections with the Manager, Housing Services and provides information for operational plans and budget forecasts
- Ensures that apartments are ready for occupancy at the time of the move in as per the Move-in Report
- Learns about and recommends new materials, techniques and technologies in the market to improve the maintenance of the buildings
- Purchases necessary parts, equipment and supplies for janitorial, maintenance and repair activities as approved by the Manager, Housing Services

**Janitorial and Ground Maintenance**
