**The opportunity**: The Community Manager will report to the Regional Property Manager & be responsible for the day-to-day care of the property, maximizing the net operating income while providing exceptional customer service to external & internal customers. The incumbent is the champion of resident relations & provides best-in-class customer service in all matters pertaining to the day-to-day management of the property.

**What you will do**:

- The day-to-day management of the property with a focus on a high level of customer service
- Respond to leasing inquiries in order to secure an appointment to view the property
- If required, conduct property tours & show available suites to prospective residents with the view to obtaining a commitment to lease
- Perform follow-up calls with prospective residents to overcome objections & reinforce benefits
- Maintain a comprehensive knowledge of product, including availability of suite types & layouts, common areas & amenities of the building, surrounding neighborhood & value added services provided
- Conduct move in inspections & property orientation with new residents
- Conducting regular market surveys, analyzing competition & identifying market trends for the purpose of providing input & recommendations on pricing & strategy
- Maintaining customer database to ensure response to all leads & traffic is documented appropriately
- Ensure all rents are received, recorded, & cheques are deposited, including security deposits
- Pursuing rental arrears; serving Termination Notices, N4’s, Rent Increase Notices, & other notices when applicable & in compliance with Residential Tenancy Act
- Documentation of resident files, filing incident reports, & other recordkeeping as needed
- Managing the lease renewal process with a goal of high resident retention
- Conducting annual, periodic & pre-move out suite inspections & coordinating maintenance required
- Conducting suite inspections upon resident move out & move in & determining resident damage & levy charges for the cost of repairs/cleaning required
- Training, supervising & coaching site staff; ensuring quality/efficiency of work
- Managing resident relations & resolving concerns/complaints
- Familiar with the emergency operation of all electrical, elevator, boiler, fire panel & safety systems, mechanical systems, & timer systems
- Purchasing of supplies/services for the property
- Issuing purchase orders & arranging for trades, monitoring quality & responsiveness of trades in adherence to BentallGreenOak standards & policies
- Conduct operations within budgeted parameters, seeking Regional Property Manager Approval in the event of a need to vary from budget
- Enforcing the rules & regulations of the property
- Assist the Regional Property Manager in the preparation of the property budget & its execution through effective marketing, expense control, & administration
- Completing weekly/monthly reports as required
- Organizing resident events/activities aligned to the resident base to increase customer loyalty
- Compiling the property’s newsletter & monthly calendar
- Maintain a high level of client satisfaction & public relations which will include all forms of communications with the residents
- Provide prompt & courteous service to prospective & current residents, focusing on individual needs
- Maintain good resident relations, handling & documenting resident complaints & any emergencies in the building which occur during, over & above office hours
- Manage daily maintenance requests through ClikFIX & assign maintenance to Maintenance Techs
- Other related duties as required. Such duties may include lifting.
